About the community
An established, well-located community on Aurora's far east side.
Cambridge Countryside is an established residential subdivision on the far east side of Aurora, in DuPage County, near Route 56 (Butterfield Road) just west of Eola Road. It was built by Cambridge Homes across roughly the late 1980s through 2003, with the bulk of the single-family and attached product completed in the early 2000s. The result is a mixed-density, master-planned feel: single-family homes alongside townhomes and some attached condo product, on curving streets with sidewalks, street lights, and neighborhood green space. It is a different community from the identically named Cambridge Countryside in Mundelein.

What it’s actually like to live here
Cambridge Countryside offers a practical, low-drama version of the east-Aurora suburban lifestyle. The neighborhood's mix of townhomes and single-family homes makes it a natural landing spot for first-time buyers, downsizers, and move-up families who want a DuPage County address, Indian Prairie 204 school access, and an easy I-88 or Route 59 Metra commute without paying for a luxury enclave. Streets are quiet and walkable, with sidewalks, mature early-2000s landscaping, and neighborhood paths, and the townhome portion's HOA-covered lawn care and snow removal is a real day-to-day convenience.
The location is the headline advantage. You are minutes from Chicago Premium Outlets and the Route 59 shopping corridor, close to I-88 for jobs in the Naperville and Warrenville corridor or a drive into the city, and near a major Metra park-and-ride for rail commuters. Rush Copley and the Northwestern Medicine hospitals put healthcare within a short drive.
The honest tradeoffs: this is a busy, built-up part of Aurora, so expect traffic on the Route 59, Farnsworth, and Butterfield corridors, especially around the outlet mall on weekends. Lots and yards are modest, and attached-home owners trade some autonomy and a monthly fee for maintenance relief. School assignments in this pocket are not uniform, so the specific feeders can differ block to block and must be confirmed by address, and buyers should read each sub-association's disclosures carefully rather than assuming one set of rules applies community-wide.
The questions buyers actually ask
Cambridge Countryside FAQ
The questions I get most from buyers shopping Cambridge Countryside. If yours isn't here, text 224-385-8779, same-day reply.
- How much is the HOA?
- Single-family homes are $21 per month.
- What does the HOA actually cover?
- Dues depend heavily on the home type. Detached single-family owners typically pay a small general and common-area assessment, while townhome and attached-condo owners pay a higher monthly fee that generally covers exterior building maintenance, lawn care, and snow removal. Reported dues range widely by sub-association, from roughly $21 a month on the single-family side up to the low $300s for attached homes. Confirm the exact monthly figure and inclusions on the specific listing's HOA disclosure.
- What are property taxes like?
- Roughly $7,000 – $10,000 per year, depending on home size and value. DuPage County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- When was Cambridge Countryside built?
- Cambridge Homes built the community between 1986 and 2003. Cambridge Homes stopped new construction in 2003, so every sale today is a resale.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Is this the same Cambridge Countryside as the one in Mundelein?
- No. This Cambridge Countryside is in Aurora, in DuPage County (ZIP 60502), off Route 56 near Eola Road and I-88. There is a separate, unrelated Cambridge Countryside in Mundelein. Make sure any listing you are looking at is the Aurora one.
- What kinds of homes are in Cambridge Countryside?
- A mix built by Cambridge Homes: detached single-family houses plus townhomes and some attached condo-style units, generally 2 to 5 bedrooms, ranging from compact townhome floor plans up to larger detached plans over 3,000 sq ft. Most were built from the late 1990s through the early 2000s.
- What does the HOA cost and what does it cover?
- It depends on the home type. Detached single-family owners typically pay a small general assessment, while townhome and attached-condo owners pay a higher monthly fee that generally covers exterior building maintenance, lawn care, and snow removal. Reported dues range widely by sub-association, so confirm the exact figure and inclusions on the specific listing's HOA disclosure.
- What schools serve the neighborhood?
- It is in Indian Prairie School District 204. Aggregator data points to Brooks or Young Elementary, Granger Middle School, and Metea Valley High School, but this pocket of Aurora is split by district boundaries (Waubonsie Valley also serves nearby areas), so confirm the exact schools for a specific address before relying on the assignment.
- How is the commute to Chicago and the job corridors?
- Strong. You have direct I-88 access via Farnsworth and Eola, and the Route 59 Metra station on the BNSF line is close, with express trains to Chicago Union Station in roughly 35 to 45 minutes. The Naperville and Warrenville I-88 office corridor is a short drive.
- What do homes cost and how is the market right now?
- Cambridge Countryside is one of the more attainable options in eastern DuPage because of its townhome-and-single-family mix, but prices and market conditions move over time. For current prices, inventory, and pace, check the live Market snapshot on this page rather than relying on a fixed number.

Joe knows Cambridge Countryside
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
