New Tech High @ Zion-Benton East sits in Zion, at the far northeast corner of Lake County, right where Illinois meets Wisconsin and Lake Michigan meets some of the most beautiful open shoreline in the state. The area's crown jewel is Illinois Beach State Park, a stretch of sandy dunes, oak savanna, and quiet Lake Michigan beach that draws walkers, birders, and weekend families all year. Add North Point Marina, one of the largest marinas in the Great Lakes region, and the Robert McClory Bike Path running right through town, and you get a community where the outdoors is part of daily life.
For buyers, Zion offers something increasingly rare this close to Chicago: real value. The housing stock leans toward established, character-filled homes on generous lots, with prices that sit well below the pricier collar-county averages, so first-time buyers and growing families can actually get in the door here. It is a diverse, down-to-earth city of roughly 24,600 people, founded back in 1901, and it still feels like a small town with room to breathe.
Commuters are covered too. Metra's Union Pacific North line serves the area, giving Zion residents a rail connection down the North Shore toward Chicago, while Russell Road and the county highways make the Wisconsin border, Kenosha, and the tollway easy reaches by car. You get lake life, trails, and space, with the city still within a reasonable pull of the metro job market.

The school
Zion-Benton Township High School traces to 1939 and serves the city of Zion, a northern Chicago suburb in Lake County founded in 1901 by evangelist John Alexander Dowie. In 2008 the district opened New Tech High at Zion-Benton East, a small four-year partner high school near the former Zion-Benton Pearce Campus, affiliated with the national New Tech Network based in Napa, California. The two schools share a district and a combined athletic program under the Fighting Zee-Bees name.
New Tech High at Zion-Benton East follows the New Tech Network model, built around project-based learning that emphasizes hands-on projects, collaboration, and student presentations to develop critical thinking and communication skills. Its small size, fewer than 400 students, is designed to create a close-knit environment with strong student-teacher relationships and a focus on college and career readiness.
Zion-Benton, with New Tech students, competes in the North Suburban Conference and the IHSA under the Fighting Zee-Bees banner in maroon and white. The ZB Majorettes have won a long string of consecutive Illinois state championships, and the boys basketball program reached the IHSA Class 4A state title game in 2007-08.

Thinking of selling?
Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.
