Indian Trail is an attached townhome community on the north side of Westmont, entered from the west side of Cass Avenue just north of Ogden Avenue, with its own loop of interior streets on Indian Trail Drive, Indian Boundary Drive, Brown Deer Drive, Prairie Drive, and White Birch Lane. The homes went up between 1983 and 1986 as two-story townhomes in buildings of about four units, and ownership is fee simple with a homeowners association rather than a condominium regime. The defining trait is what the association takes off your plate: the master insurance, the exterior, the lawn, and the snow. What is left is an attached two-car garage, a private gated paver courtyard at the front door, and a mature tree canopy that has had forty years to fill in.

What it’s actually like to live here

Indian Trail is what a well-run early-1980s townhome association looks like forty years in. The buildings sit in small groups along looping interior streets that carry no through traffic, the tree canopy has fully matured, and the front doors open onto private gated paver courtyards rather than straight onto the sidewalk. That last detail is the one people notice on a tour: each unit gets a pocket of enclosed outdoor space that most attached housing of this era never had. The dues buy back weekends. Roofs, siding, landscaping, and plowing are the association's problem, and the attached two-car garage means nobody is scraping a windshield in February.

The position does the rest of the work. You are at Ogden and Cass, so a grocery store, the Ogden Avenue service corridor, and the Auto Mile are a few minutes away, and Route 83, I-88, I-294, and I-355 are all reachable without threading residential streets. Downtown Westmont and the BNSF station are a straight run south on Cass, and the BNSF runs often enough to make a Loop commute a real option. Ty Warner Park, the Park District's 36-acre flagship with ball fields, tennis, a spray park, and a sled hill, is in the same north-Westmont pocket. Schools are close in a way that matters, with the junior high and the high school both on Oakwood Drive under a mile off, and District 201 is small enough that a student is not a number in it.

The honest tradeoffs are worth saying out loud. These are attached homes with shared walls and, in the records we reviewed, no basements, so storage comes down to closets and the garage. The buildings are early-to-mid 1980s, which means kitchens, baths, and mechanicals vary enormously from unit to unit; some have been taken down to the studs and others are close to original, and the inspection matters more here than in newer construction. This is a maintenance-free community rather than an amenity community, so there is no pool and no clubhouse, and the recreation you use will be the Park District's. Ogden Avenue is a working commercial arterial, so perimeter units hear more of it than interior ones. And a DuPage tax bill plus a monthly assessment is a combined carrying cost that deserves to be underwritten together rather than one at a time.
