Lexington Trace is a new-construction attached-townhome community on the southwest corner of Butterfield Road and Route 59 in Warrenville. The City of Warrenville approved the first phase as roughly 20.86 acres with 21 buildings and 106 single-family attached units, along with stormwater facilities, private open space, and new public streets. Lexington Homes, a Chicago-area builder, delivered that phase beginning in 2020 and followed it with a second phase of 48 rowhomes approved in 2022, bringing the community to roughly 154 attached homes. The builder kept mature trees on the site and wrapped the buildings around private motor courts and naturalized open space, so it reads more like a wooded pocket than a corner-lot development. Both phases are closed out, so everything trading here now is a resale of a home only a handful of years old.

What it’s actually like to live here

Lexington Trace is what happens when a good infill site finally gets built. For years this corner of Warrenville was a wooded parcel behind the Butterfield and Route 59 intersection, close to everything and connected to nothing. Lexington Homes kept the mature trees, wrapped the buildings around private motor courts and naturalized open space, and let the Illinois Prairie Path and the surrounding forest preserves do the heavy lifting on outdoor amenity. Residents get recent-build interiors with nine-foot main-floor ceilings, large kitchen islands, and either an oversized balcony or a full basement, plus somebody else cutting the grass and plowing the snow, all about a mile north of an interstate on-ramp.

The everyday rhythm here is suburban-practical rather than village-charming. Warrenville is not a walkable downtown town the way Naperville or Wheaton are, and nobody should pretend otherwise. What the location gives instead is a genuinely short leash to everything: Fermilab minutes west, Cantera's employers and its retail and theater cluster minutes east, the Route 59 retail spine straight south, and Northwestern Medicine's Central DuPage Hospital a short drive north. The forest preserve access is the underrated part. Blackwell alone runs well over a thousand acres with camping and boating, its main gate on the same road you turn onto, and the Prairie Path links from there into Warrenville Grove, Herrick Lake, and beyond. If your weekends involve a bike, a kayak, or a dog, this address earns its keep.

The honest tradeoffs should be stated plainly. These are attached homes with shared walls, small yards or no yard at all, and monthly dues stacked on top of DuPage County property taxes. The Mews rowhomes are three levels, which means the main living space is up a flight and the daily stair count is not trivial for anyone thinking about aging in place, so the two-story Club plans with basements are the better fit there. There is no pool, no clubhouse, and no gym, so the association's job is limited to insurance, exteriors, lawn, and snow, and the dues reflect that scope. Butterfield and Route 59 are busy roads and the corner sees real traffic, though the development sits back off both. And because the builder has closed out both phases, there is no sales office and no incentive package to negotiate, so everything trading now competes on the open resale market.

No. Both phases are closed out. The original phase sold out in early 2023, and the second phase now appears on the builder's list of completed past communities rather than its actively selling ones. Everything available today is a resale, which in practice means a home only a handful of years old, usually still under original ownership, with no sales office and no builder incentives.
