About the community

South-suburban condo ownership with real square footage.

Hamilton Hills is a low-rise condominium community on the south side of Tinley Park, north of 183rd Street and east of Oak Park Avenue, with addresses on Rita Road, Martin France Circle, and 66th Court. The brick and block buildings went up across the 1990s and are arranged around interior drives with surface and detached-garage parking and mature landscaping. What sets it apart from most suburban condo product of its era is size: units here commonly run well over a thousand square feet, with separate dining rooms, gas fireplaces, private balconies or patios, and vaulted ceilings with a second-level loft in the top-floor plans.

What it’s actually like to live here

Hamilton Hills is what south-suburban condo ownership looks like when it is done at a reasonable scale. Low-rise brick buildings on interior drives just off 183rd Street, with the Central Middle School fields directly across Oak Park Avenue and Memorial School Park a few blocks north. The floor plans are the draw. These are not the compressed boxes that dominate 1990s condo product; the typical unit has a separate dining room, a real kitchen, a balcony or patio, and in the top-floor units, vaulted ceilings and a loft that most owners use as an office or a third sleeping space. Buyers who start out looking at single-family homes and then run the math on maintenance, lawn care, and snow removal often end up here, and people downsizing out of a Tinley or Oak Forest ranch find they are not giving up much room to do it.

Location does most of the heavy lifting. The Oak Park Avenue Metra station in downtown Tinley Park is a little over a mile away, the 80th Avenue station is not much farther, and between the two you have one of the better commuter rail setups in the south suburbs, including weekday express service downtown. I-80 is about a mile south. Groceries, big-box retail, and the Brookside Marketplace power center are all a few minutes out, and downtown Tinley's farmers market, plaza concerts, and restaurant strip are a mile north. Pace stops on 183rd and Oak Park put basic transit within a short walk, which is more than most of this housing type can claim.

The tradeoffs are real and worth stating. This is condo living, so you are buying into an association and its decisions. Read the reserve study, the last two years of minutes, and the Section 22.1 disclosure before you write an offer, because buildings from this era reach roof, tuckpointing, balcony, and parking-lot cycles, and a special assessment is a live possibility rather than a theoretical one. Amenities are practical rather than resort style: secured entry, elevators, storage, guest parking. There is no pool, clubhouse, or fitness center, and laundry arrangements vary, with some units having in-unit washer and dryer while others rely on a shared building room. And Credit Union 1 Amphitheatre sits about a mile south, which means a couple dozen summer nights of concert traffic on Ridgeland and, depending on the act and the wind, audible bass from the lawn. Most residents plan errands around show nights, but a buyer who values quiet July evenings should visit on a concert night first.

The questions buyers actually ask

Hamilton Hills FAQ

The questions I get most from buyers shopping Hamilton Hills. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
A mandatory condominium association. Assessment inclusions reported on units here cover common insurance, lawn care, snow removal, scavenger service, and parking. Heating and cooling appear to be individually metered and paid by the owner, so assume utilities are your responsibility unless the seller's disclosure says otherwise. Assessments vary by building and unit size and have risen meaningfully over the past several years, so verify per unit rather than assuming. Before writing an offer, ask for the Section 22.1 disclosure, the current budget, the reserve balance and reserve study, recent board minutes, and confirmation of any pending or recently levied special assessment.
What are property taxes like?
Roughly $5,500 – $8,000 per year, depending on home size and value. Cook County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
Is Hamilton Hills single-family homes or condominiums?
Condominiums. Hamilton Hills is a community of low-rise brick buildings off Rita Road, Martin France Circle, and 66th Court, north of 183rd Street and east of Oak Park Avenue. Units are attached, most are two bedroom and two bath, and ownership includes a share of the common elements plus a mandatory monthly assessment. There are no detached homes here.
What do the monthly assessments cover?
Assessment inclusion fields on units here list common insurance, lawn care, snow removal, scavenger service, and parking. Heating, cooling, and most utilities appear to be individually metered and paid by the owner. Amounts vary by building and unit size and have risen over the past several years, so verify for the specific unit. Before you write an offer, ask for the Section 22.1 disclosure, the current budget, the reserve balance and reserve study, recent board minutes, and confirmation of any pending or recently levied special assessment. These buildings are roughly thirty years old, which is when capital projects come due.
Which schools serve Hamilton Hills?
The community sits inside Community Consolidated School District 146, whose own published boundary description reaches south to 183rd Street. Memorial Elementary and Central Middle School are the assigned schools according to MLS records, and both are under half a mile away. High school is Bremen Community High School District 228, with Tinley Park High School about a mile away. Because Tinley Park is split among several elementary and high school districts, assignment is address specific. Confirm your exact unit with both districts before relying on it.
How close is the Metra and how long is the commute downtown?
The Tinley Park Oak Park Avenue station is about a mile away and the 80th Avenue station is a bit farther, both on the Metra Rock Island District. The 80th Avenue station is one of the busiest in the Metra system and runs weekday express service that reaches downtown Chicago in roughly half an hour. Both stations have large commuter lots and indoor waiting areas. Most residents drive to the station rather than walk. I-80 is about a mile south.
Credit Union 1 Amphitheatre is nearby. Does that affect the neighborhood?
Yes, modestly, and it is fair to plan around it. The amphitheatre sits on Ridgeland Avenue roughly a mile south. On summer show nights, expect heavier traffic on Ridgeland and the 183rd Street corridor before and after events, and depending on the act and the weather you may hear bass from the lawn. The Tinley Park Convention Center on the same corridor adds occasional event traffic. Most residents treat it as a known quantity, but if quiet summer evenings matter to you, visit on a concert night before deciding.
What do units here sell for, and how fast do they move?
Rather than quote a number that goes stale, check the live Market snapshot on this page, which pulls current pricing and pace for Hamilton Hills straight from the MLS. In general terms this is one of the more attainable ownership options in Tinley Park and delivers more square footage per dollar than comparable condos closer to the city, with well-updated top-floor loft units at the top of the community's range and unrenovated ground-floor units at the bottom.

Your local agent

Joe knows Hamilton Hills

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
