About the community
Woodland Heights is one of the original post-war subdivisions of Streamwood, and its history is tied to the founding of the village itself. Builders assembled homes here in the early-to-mid 1950s, and once enough families were in place the Village of Streamwood was incorporated in 1957. The neighborhood sits on the west and central side of Streamwood around Irving Park Road (Route 19), west of Barrington Road. Today it is a mature, tree-lined neighborhood of modest ranches, raised ranches, and split-levels, and one of the more attainable single-family markets in the I-90 northwest corridor.

Woodland Heights is where you land when you want a detached house, a yard, and a garage in the northwest suburbs without a Schaumburg or Bartlett price tag. The homes are modest and honest, mostly mid-century ranches and split-levels on established streets with mature trees, and the neighborhood has the settled feel of a place that has been lived in for generations. For a first-time buyer, a young family, or anyone trading up out of a townhome or condo, the value is straightforward: single-family living in the low-to-mid $300s in a corner of Cook County that still has real starter-home inventory.
The location is quietly practical. Barrington Road gets you to I-90 and the O'Hare and Elk Grove employment belt, the Route 59 and Irving Park retail corridors cover everyday shopping, and Woodfield-area big-box and dining are a short drive east. The Streamwood Park District carries the recreation load with the Park Place Recreation Center, its aquatic center, and a dense set of neighborhood parks, so families get pool and playground access without a private HOA amenity bill.
The honest tradeoffs are taxes, home age, and the commute. Cook County effective property-tax rates near 2.2 percent mean the tax line can rival a chunk of the mortgage, and that surprises buyers coming from lower-tax counties. These are older homes, so mechanicals, roofs, windows, and sewer lines deserve a careful inspection, and some inventory still needs updating. There is no Metra station in Streamwood, so rail commuters drive to Bartlett or Hanover Park, and school assignment can vary block to block within this large neighborhood, so families should verify the specific elementary and middle school before falling for a house.
