About the community

A newer, low-maintenance townhome community by Lennar.

Park Pointe is a newer-construction townhome community in South Elgin, built by Lennar and delivered roughly between 2020 and 2024. The homes are attached townhomes only, offered in two-story Traditional and three-story Urban collections, with the low-maintenance, HOA-managed exterior format that suits first-time buyers, busy professionals, and downsizers. It sits within the Fox River corridor in South Elgin, a historic river town about 40 miles northwest of Chicago, with the community close to trail access, parks, and the Randall Road retail spine.

What it’s actually like to live here

Park Pointe suits buyers who want new-construction quality without single-family upkeep. Because the homes were built roughly 2020 to 2024, systems, finishes, and layouts are current, and the attached-townhome format with HOA-managed exteriors means lawn care and snow on common areas are handled for you. The two-story Traditional and three-story Urban plans give a range of footprints, most with two-car garages and open main-level living, a strong fit for anyone who would rather spend weekends on the Fox River Trail than behind a mower.

The setting is a genuine draw. South Elgin is a walkable, riverfront town near the midpoint of a 40-plus-mile regional trail system, with parks, downtown dining, and the Randall Road retail corridor all close by. Commuting is flexible rather than effortless: you have Route 31, Randall Road, Route 25, and reasonable reach to I-90 and I-88, plus Metra service from neighboring Elgin, but the nearest train stations are in Elgin, not the community itself, so a car-to-rail leg is part of a downtown commute.

The honest tradeoffs are taxes, association living, and growth. Kane County property tax rates run high, so budget for taxes plus the monthly HOA assessment together. Townhome living means shared walls and association rules, and buyers should read the HOA financials, reserves, and any special-assessment history before committing. This is a growing part of the region, so expect ongoing nearby development and Randall Road traffic at peak times.

Market trends

Why this market moves the way it does

Park Pointe is a closed-out Lennar townhome community, so the market is entirely resale and inventory is limited. With a fairly uniform, recent product, value comes down to the specific plan, floor, finishes, and how the association is run rather than big swings in age or condition.

What holds value

The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.

Plan and collection
The two-story Traditional and three-story Urban plans appeal to different buyers, and larger plans carry more.
Condition and upgrades
Even in a recent community, buyer-added finishes and how well a home has been kept show up in price.
HOA health
Reasonable dues, solid reserves, and no looming special assessment make a home easier to sell.
Limited resale supply
A closed-out community means few homes trade at once, which can support pricing when demand is steady.
Location and access
Proximity to the Fox River Trail, Randall Road, and Elgin Metra service underpins demand.

Real talk

Who shouldn’t buy here

Here is the honest version before you tour.

Read the HOA before you fall for the finishes. In a townhome community the association is your co-owner: get the dues, budget, reserve study, and any special-assessment history in writing, and make sure the numbers are healthy.

Kane County taxes run high, so budget the tax bill and the monthly assessment together, not separately. Also check whether the community carries any Special Service Area levy on top of the base rate, which newer subdivisions sometimes do.

The train is not in the community. A downtown-Chicago commute means driving to an Elgin station first, and the Milwaukee District West line is a longer ride than the express BNSF or UP lines. Test that commute before you commit.

One piece of advice

Park Pointe is an easy community to like: recent Lennar townhomes, low-maintenance living, and the Fox River Trail practically out the door. Because it is closed out, you are shopping resale, so the work is on the association and the parcel. Confirm the HOA is well-funded, budget the Kane County taxes and dues together, and drive the car-to-train commute. Do that and it is a sensible, lock-and-leave buy.

The questions buyers actually ask

Park Pointe FAQ

The questions I get most from buyers shopping Park Pointe. If yours isn't here, text 224-385-8779, same-day reply.

How much is the HOA?
townhomes and condos are $198 per month.
What does the HOA actually cover?
Monthly HOA dues on these townhomes run roughly $173 to $223 depending on the plan. For a Lennar attached-townhome community, assessments typically fund common-area and exterior items such as landscaping, snow removal on common drives and walks, and common-area maintenance and insurance. The association does not publish a line-item list, so confirm the exact inclusions, reserves, and any special-assessment status with the association before buying.
What are property taxes like?
Roughly $7,000 – $10,500 per year, depending on home size and value. Kane County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was Park Pointe built?
Lennar built the community between 2020 and 2024. Lennar stopped new construction in 2024, so every sale today is a resale.
What's the typical closing timeline?
30 to 45 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 45.
Who built Park Pointe and when?
Lennar built the community, with construction running roughly from 2020 to 2024. The builder has closed out new sales, so most availability today is resale.
What kinds of homes are in Park Pointe?
Attached townhomes only, offered in two-story Traditional and three-story Urban collections, generally 2 to 3 bedrooms with attached two-car garages. There are no single-family homes in this community.
Is there an HOA and what does it cover?
Yes. Monthly dues run roughly $173 to $223 depending on the home. The association typically handles common-area and exterior maintenance for a community like this, but confirm the exact inclusions, reserves, and any special-assessment history with the HOA in writing before buying.
What schools serve Park Pointe?
The community is in Elgin Area School District U-46. Reported assignments are Clinton Elementary, Kenyon Woods Middle School, and South Elgin High School, but you must confirm the exact boundaries for a specific address with U-46, since assignments can change.
How is the commute to Chicago?
You have Route 31, Randall Road, and Route 25 for driving, with access to I-90 and I-88. For rail, Metra's Milwaukee District West line runs from neighboring Elgin toward Union Station. Plan on driving to the train, as the stations are not inside the community.
What do homes cost and how is the market right now?
Pricing and availability shift with the market, and resale inventory in a closed-out community is limited. Check the live Market snapshot on this page for current listings, values, and conditions rather than relying on a fixed number.

Your local agent

Joe knows Park Pointe

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
