About the community

A newer Lennar community on the east side of South Elgin.

South Pointe is a newer-construction single-family neighborhood in the Village of South Elgin, in Kane County, built in phases by Lennar from roughly 2019 through 2023 and now essentially built out. It sits on the east side of South Elgin off Barry Road near Route 25, with the Illinois Prairie Path running along its western edge. The character is classic newer-suburban: two-story homes with modern, open floor plans on tidy lots, sidewalks, an onsite park, and a young-family feel typical of a recent production-builder community.

What it’s actually like to live here

South Pointe suits buyers who want a newer home with modern layouts and low deferred-maintenance risk, without paying custom-build prices or waiting on new construction. The homes are recent, the floor plans are family-oriented and open, and the neighborhood has the tidy, uniform feel of a planned Lennar community with sidewalks, an onsite park, and quick access to the Illinois Prairie Path for running, biking, and dog walking. Downtown South Elgin's Panton Mill Park, splash pad, and summer concerts are a short drive away, and the Fox River corridor adds trails and open space.

The location is a convenience story with tradeoffs. Being on the east side off Route 25 keeps you close to Stearns Road, Route 59, and I-90 for driving commutes, but the heaviest retail on Randall Road and the two closest Metra stations sit to the west and north, so most errands and any train commute involve a drive rather than a walk. This is a car-dependent suburb, and rush-hour traffic on Randall Road and at the river crossings can be slow.

The honest counterweights are cost of ownership and schools. Property taxes here are high in both rate and dollar terms, which meaningfully raises the monthly carrying cost, so buyers should underwrite the tax line carefully. School assignment is also in flux, since U-46 redrew K-8 boundaries for the 2026-27 school year, so families buying for a specific school must verify current assignment by address rather than assuming.

The questions buyers actually ask

South Pointe FAQ

The questions I get most from buyers shopping South Pointe. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
There is a homeowners association with modest reported monthly dues (roughly in the low $40s per month). At that level the association typically covers common-area and entrance maintenance, the onsite park and playground, and covenant enforcement rather than lawn care or snow removal for individual homes. Request the current dues, budget, and covenants during due diligence, since dues and coverage can change.
What are property taxes like?
Roughly $11,000 – $16,000 per year, depending on home size and value. Kane County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was South Pointe built?
Lennar built the community between 2019 and 2023. Lennar stopped new construction in 2023, so every sale today is a resale.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
Who built South Pointe and when?
Lennar built it as a single-family community, with homes completed roughly between 2019 and 2023. It is now largely built out, so most purchases are resales.
Is there an HOA and what does it cost?
Yes. Dues are modest, reported roughly in the low $40s per month. Confirm the current amount and exactly what it covers with the HOA or seller before closing.
What schools would my kids attend?
The community is in Elgin Area School District U-46, with likely assignments to Clinton or Nature Ridge Elementary, Kenyon Woods Middle School, and South Elgin High School. U-46 changed K-8 boundaries for 2026-27, so confirm the current assignment by address using the U-46 School Locator.
How is the commute to Chicago?
It is a car-first location. Drivers use Route 25, Stearns Road, Route 59, and I-90. Rail commuters use Metra's Milwaukee District West line at the Big Timber Road or Elgin stations, a short drive from the neighborhood, into Union Station.
What are the amenities like?
This is an amenity-light community rather than a resort-style development. There is an onsite park and playground, and the Illinois Prairie Path runs along the west edge, but no private clubhouse or pool. Downtown South Elgin's Panton Mill Park adds a splash pad and events a short drive away.
What do homes cost and how is the market?
South Pointe is a newer-construction, move-up tier for South Elgin. Rather than quote a figure that goes stale, check the live Market snapshot on this page for current pricing and inventory.

Your local agent

Joe knows South Pointe

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
