Heatherwood Estates is a condominium community of coach homes on the west edge of Schaumburg, east of Barrington Road and north of Weathersfield Way, built by Pasquinelli through the first half of the 1990s. If your search started with a detached house in Schaumburg, this is a different purchase with a different ownership structure, a monthly assessment, and a board. That is not a knock on the community, but you should know it before you walk in.
Do the association homework before you fall in love with a unit. Ask for the reserve study, the last two years of budgets and board minutes, the special assessment history, and the current rental policy. Buildings from the early 1990s are reaching the age where roofs, siding, and parking lot work land as capital projects, and an underfunded reserve turns into a special assessment on your closing statement. A high investor concentration can also limit which lenders will finance a purchase here.
Cook County taxes work on a triennial reassessment cycle, so a bill can jump in a reassessment year.
