About the community
The founding neighborhood of Rolling Meadows.
Kimball Hill is where Rolling Meadows began. Builder Kimball Hill started putting up small, affordable ranch homes here in 1953 and named the development Rolling Meadows, and by the time the city incorporated in 1955 he had sold roughly 700 of them. Aimed at returning veterans and young Chicago-area families, the neighborhood is now a mature, family-oriented swath of central Rolling Meadows, with tree-lined streets, deep lots, and a strong culture of longtime owners. It is one of the more attainable ways into the northwest suburbs, and most homes here carry no HOA.

What it’s actually like to live here
Kimball Hill still feels like a settled, unpretentious family neighborhood rather than a manicured planned community. The streets are lined with mature trees the original 1950s buyers never saw full-grown, the lots run deep, and there is a real culture of staying put, with extended families nearby and kids who grew up here coming back to buy their own first homes. Parks, schools, the library, and everyday shopping are all close at hand, and residents rate the city services highly.
The honest tradeoff is the housing stock. These are 1950s ranches, and many are still close to their original compact footprint of two or three bedrooms and one bath. Buyers who want more space either take a home a previous owner already expanded, and those additions vary a lot in quality, or plan to renovate and add on themselves. Expect older mechanicals, smaller closets, and the maintenance realities of a seven-decade-old house.
What you get in return is location and value. This is one of the more attainable entry points into a strong northwest-suburban school and services footprint, with quick access to the Route 53 and I-90 interchange, O'Hare, and the Woodfield jobs and shopping corridor. You trade new-construction polish and open floor plans for mature surroundings, community stability, and a price point that has always made this starter-home territory.
Market trends
Why this market moves the way it does
Kimball Hill trades as attainable, established northwest-suburban housing, so condition and whether a home has been expanded matter more than anything else. A near-original one-bath ranch and a tastefully enlarged three-bedroom on the same street are very different products, and the market prices them accordingly.
What holds value
The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.
- Expanded vs. original
- Homes with quality second-story or rear additions command a clear premium over near-original one-bath ranches.
- Updated systems
- Newer roof, furnace, windows, and kitchens carry real weight on seven-decade-old houses.
- Lot depth and position
- The deep lots are a genuine asset; corner and larger parcels stand out.
- School footprint
- Access to CCSD 15 and District 214 supports steady family demand at an attainable price.
- Commuter access
- Proximity to Route 53, I-90, O'Hare, and the Woodfield corridor keeps the neighborhood liquid.
Real talk
Who shouldn’t buy here
Here is the honest version before you tour.
These are 1950s homes, so buy the specific house, not the nostalgia. Condition, additions, and mechanicals vary enormously block to block, and an unrenovated original ranch is a very different purchase from an expanded and updated one. Get it inspected and budget for the realities of an older home.
Suburban Cook County taxes are a real line item, and they can surprise buyers coming from lower-tax areas. Pull the actual tax history and confirm the current exemptions for the specific property rather than estimating.
There is no Metra stop in Rolling Meadows itself, so a downtown rail commute means driving to Arlington Heights or Mount Prospect first. If the train is central to your routine, test that leg before you commit.
One piece of advice
“Kimball Hill is the value entry into Rolling Meadows, and that is exactly why it works. You are buying location, deep lots, and a stable family neighborhood at an attainable price. Just pick the home on its own condition, because the range from original to fully expanded is huge, confirm the taxes on that specific parcel, and make sure the drive-to-train commute fits your life. Do that and it is a smart northwest-suburban buy.”

Joe knows Kimball Hill
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
