About the community
The neighborhood that used to be the whole village.
Fox River Valley Gardens is the original core of the Village of Port Barrington, in McHenry County, across Nunda and Algonquin Townships, with Village Hall on Circle Avenue sitting inside it. The Village describes it as roughly 200 single-family homes on quarter-acre lots. Its defining feature is water that somebody dug by hand: in the mid 1920s a Chicago realtor named Tyra Due Nielsen, who had acquired the failing farm here in a trade, hired Louis Pregenzer to dredge a network of channels off the slough so that ordinary inland lots could have boat access. Those are still called the Nielsen Channels, and federal permitting at the time allowed only one opening into the Fox River, which is why the system reads as a sheltered lagoon rather than open river frontage. The character is semi-rural, water oriented and deliberately unpolished. The Village's own comprehensive plan makes preserving a non-typical suburban appearance its first stated goal.
At a glance
The Nielsen Channels
A hand-dredged 1920s channel network off the Fox River, named for founder Tyra Due Nielsen, which the Village calls one of the best fishing spots in the Chain O'Lakes region.
It was the village, under another name
The community incorporated in 1969 as the Village of Fox River Valley Gardens, then re-incorporated as Port Barrington in the early 2000s. The original section kept the old name.
Free resident boat launch
The Village operates a boat launch on Park Drive restricted to residents, alongside a beach and several small parks inside the neighborhood.
Roughly 200 homes on quarter-acre lots
Per the Village of Port Barrington. Housing spans converted river cottages through recent custom rebuilds, so condition and elevation vary a great deal address to address.
No homeowners association
The Village names an HOA for each of its other neighborhoods and none for this one. Streets here are public Village streets rather than private association roads.
Private wells, public sewer
Every home in the village draws from a private well. Sanitary sewer is public, through the Northern Moraine Wastewater Reclamation District.
Flood zone status varies by lot
The Village participates in the NFIP and FEMA's Community Rating System, which discounts flood insurance, and will confirm a specific property's flood zone and base flood elevation free of charge.
What’s close
The neighborhood sits on the Fox River about nine miles north of Barrington, with Route 176 and Route 59 the regional routes and three Metra stations within a short drive.
- Highway
- Illinois Route 176 and Illinois Route 59 are the regional routes serving the village, with Roberts Road, River Road, Darrell Road and Rawson Bridge Road as local collectors. There is no expressway at the doorstep, so this is a drive-to-everything location.
- Train
- Metra's Union Pacific Northwest line from Harvard to Ogilvie Transportation Center. Fox River Grove and Cary stations are the closest by road, while Barrington station is farther to drive but closer to Chicago on the line, which makes it the faster ride downtown. All three are park and ride from here.
- Schools
- Wauconda Community Unit School District 118, which serves Port Barrington plus Algonquin and Nunda Township areas across Lake and McHenry Counties, feeding Wauconda High School. District 118 runs more than one elementary track, so the specific elementary and middle school depends on the address. Confirm by address with the district.
- Parks and water
- A beach, several small parks and Hermann Park behind Village Hall sit inside the neighborhood. The Lake County Forest Preserves' Fox River Preserve, with its own marina, pavilions and connecting trails, lies within the village boundaries.
- Shopping
- Retail is not walkable here by design. Everyday groceries, pharmacy and restaurants are in Wauconda and Island Lake along the Route 176 and Route 12 corridors, with larger shopping in Crystal Lake, Algonquin and Barrington, and Deer Park Town Center the nearest lifestyle center.
- Hospital
- Advocate Good Shepherd Hospital on Route 22 in Barrington is the nearest full-service hospital, roughly nine miles south. Northwestern Medicine McHenry Hospital is the alternative to the northwest and Advocate Condell in Libertyville serves the Lake County side.
What it’s actually like to live here
Fox River Valley Gardens is one of the few places in the northwest suburbs where water is not a view amenity but the organizing fact of the neighborhood. Tyra Nielsen cut these channels in the 1920s so that ordinary lots could have boat access, and a century later that is still the deal. Homes back onto the Nielsen Channels, boats sit behind houses, and the single permitted opening to the Fox River means the channel system reads as sheltered water rather than open current. The free resident launch on Park Drive, the beach, Hermann Park behind Village Hall, and the Lake County Forest Preserves' Fox River Preserve with its own marina and trails give a neighborhood of roughly two hundred homes more genuine water access than communities ten times its size. Village life is small and volunteer run: RiverFest in the park, Concerts in the Park, a chili cook-off, a splash day for the kids.
The history here is better than the marketing usually admits, and it runs the opposite direction from what most people assume. This neighborhood did not merge into Port Barrington. It was Port Barrington. The community incorporated in 1969 under the name Village of Fox River Valley Gardens, at the time the longest municipal name in Illinois. Years later, after the village established its own post office, homeowners in the newer RiverWalk subdivision argued that the long name was hurting their resale values, and after several contentious meetings the board voted narrowly to re-incorporate as Port Barrington in the early 2000s. The original section simply kept the old name, which is why it still appears on street signs, county maps and MLS records today. The post office closed in 2019 and mail now routes through Island Lake, while the ZIP code remains 60010, shared with Barrington.
The tradeoffs are real and a buyer deserves them stated plainly. This neighborhood floods. The Fox River rises, and the Village posts sandbag updates and hands out sand and empty bags from the Village Hall lot when it does. Port Barrington participates in the National Flood Insurance Program and in FEMA's Community Rating System specifically to keep flood insurance available and discounted, and it operates under Lake County's Watershed Development Ordinance, which requires a permit for construction within 100 feet of any pond, channel or wetland. The Village's own comprehensive plan is candid that much of this housing stock started as summer cottages built before floodplain regulation existed and later became year-round homes. Whether a specific address sits in or out of the Special Flood Hazard Area varies lot by lot, and the Village will tell you which, for free, on request. Beyond flood, every home draws from a private well, so water quality and well maintenance are the owner's problem rather than a utility's and annual testing is genuinely recommended. The village has no police department of its own and contracts coverage from two county sheriffs. Retail is not walkable and never will be. And the quarter-acre lots combined with an eighty year build span mean the streetscape is genuinely mixed rather than uniform.
The questions buyers actually ask
Fox River Valley Gardens FAQ
The questions I get most from buyers shopping Fox River Valley Gardens. If yours isn't here, text 224-385-8779, same-day reply.
- What are property taxes like?
- Roughly $2 – $3 per year, depending on home size and value. McHenry County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Was Fox River Valley Gardens once its own village?
- Yes, and this is the part most people get backwards. It did not merge into Port Barrington, it was Port Barrington under a different name. The community incorporated in 1969 as the Village of Fox River Valley Gardens, at the time the longest municipal name in Illinois. In the early 2000s the board voted narrowly to re-incorporate under the name Port Barrington, a change driven partly by homeowners in the newer RiverWalk section who felt the long name was hurting resale. The original section kept Fox River Valley Gardens as its neighborhood name, and it still shows up on street signs, county maps and MLS listings today.
- Which county is it in, and which schools serve it?
- McHenry County. The Village of Port Barrington straddles the Lake and McHenry county line, but the Village states that Fox River Valley Gardens specifically sits in McHenry County, across Nunda and Algonquin Townships. The Lake County pieces of the village are other neighborhoods. Schools are Wauconda Community Unit School District 118, feeding Wauconda High School. District 118 runs more than one elementary track, so the specific elementary and middle school depends on your address, and the district does not publish a readable boundary map. Confirm assignment with District 118 before you write an offer.
- Is there an HOA, and what are the dues?
- No homeowners association has been identified for Fox River Valley Gardens, so there are no association dues to plan for. This is a well supported finding rather than a guess: the Village of Port Barrington maintains a page describing each of its neighborhoods and names a specific homeowners association for RiverWalk, The Moorings, Port Barrington Shores, Deer Grove and Deer Grove North, and names none for this one. Streets here are public Village streets rather than private association roads. Individual lots can still carry recorded deed restrictions from the original 1920s plats, so have title pull them during your review.
- Is it in a floodplain, and will I need flood insurance?
- Some of it is, and this is the single most important thing to verify before you buy here. The neighborhood is built on the Fox River and the Nielsen Channels, and much of the older housing stock began as pre-regulation summer cottages that were later converted to year-round use. The Village participates in the National Flood Insurance Program and in FEMA's Community Rating System, which earns residents discounted federal flood insurance rates, and it will tell you free of charge whether a specific property is in or out of the Special Flood Hazard Area, along with the flood zone, base flood elevation and FIRM panel. Assume flood insurance is a line item until you have confirmed otherwise in writing, and ask the seller directly about the property's flood history.
- Can I keep a boat, and what is the water access actually like?
- This is the main reason people buy here. Homes sit on the Nielsen Channels, the network dredged in the 1920s that connects to the Fox River, and many properties can dock a boat behind the house. Village residents also get a free boat launch on Park Drive, plus a beach and several parks inside the neighborhood, and the Lake County Forest Preserves' Fox River Preserve with its own marina sits within the village. One budget item to know about: the Fox Waterway Agency requires an annual sticker for any boat operating on the Fox River and Chain O'Lakes between the Wisconsin line and the Algonquin Dam, on top of your Illinois registration. Paddleboards are exempt.
- What do homes cost here and how is the market moving?
- Pricing and pace change month to month, so rather than quote a number that goes stale, check the Market snapshot on this page, which pulls live from the MLS. In broad terms this neighborhood is attainable for a 60010 address, with channel-front and river-view homes carrying a clear premium over interior lots and recent construction sitting at the top of the range. Because the housing stock spans the 1940s through the 2020s on quarter-acre lots, condition and elevation vary enormously house to house, so comparable sales here need to be read carefully rather than averaged.

Joe knows Fox River Valley Gardens
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
