About the community

An established, near-downtown neighborhood on Palatine's west side.

Pleasant Hill is an established single-family neighborhood on the west-central side of Palatine, in Cook County, laid out on former farmland. Per the Palatine Historical Society, the village approved the Pleasant Hill Estates subdivision in 1955, construction began in 1960, and it opened in 1961, developed by Gilbert and Wolf. The neighborhood grew out and infilled over subsequent decades, so the housing stock spans a wide window from the mid-century era into the early 2000s. The character is a mature, tree-lined, owner-occupied pocket close to downtown Palatine, its Metra station, and Palatine Park District recreation, rather than a gated or amenity-branded development.

What it’s actually like to live here

Pleasant Hill offers the kind of settled, walkable-to-town living that draws families and long-term owners to Palatine's inner neighborhoods. The streets are mature and tree-lined, the housing stock is varied because it filled in over several decades, and daily life leans on public infrastructure rather than private amenities. Palatine Park District recreation centers and playgrounds are within or beside the neighborhood, and downtown Palatine and its Metra station are a short trip away. For a commuter who wants a single-family home with a yard but still wants to walk kids to a park or hop a train to the Loop, the location is hard to beat.

The school story is a genuine draw. Pleasant Hill sits in CCSD 15 for the younger grades and feeds toward highly regarded William Fremd High School in District 211, and the elementary school shares its name and its block with the neighborhood park. That combination of well-regarded schools and proximity to town supports steady demand, which is why homes in this pocket tend to move well when they are priced and presented right.

The honest tradeoffs are the ones common to established Cook County neighborhoods. Property-tax rates here are meaningful, so buyers should budget for the effective rate rather than just the sticker price. Because the homes span many build years, condition and updating vary widely from house to house: some are original mid-century homes that will want kitchens, baths, and systems brought up to date, while others have been expanded or rebuilt. There is no HOA smoothing over exterior upkeep, which means more freedom but also more individual responsibility, and this is close-in, near-downtown living, so lots and setbacks reflect an older plat.

The questions buyers actually ask

Pleasant Hill FAQ

The questions I get most from buyers shopping Pleasant Hill. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
No mandatory homeowners association is indicated for the core Pleasant Hill subdivision, so there are typically no HOA dues and no association-imposed architectural rules. Streetscape and right-of-way upkeep fall to the Village of Palatine, and recreation comes from the Palatine Park District. Confirm on any specific listing in case a small infill cluster carries its own arrangement.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
Where exactly is Pleasant Hill in Palatine?
It is on the west-central side of the village, near Illinois Avenue and just east of Quentin Road, a short distance from downtown Palatine and its Metra station. It is in Cook County. This is not the Pleasant Hill area near Waukegan in Lake County.
What kind of homes are in Pleasant Hill?
Detached single-family homes built across a wide range of years, from mid-century ranches and split-levels to larger two-story and rebuilt or expanded homes. Bedroom counts commonly run three to four, and sizes vary widely with the era of construction.
Is there an HOA, and what are the dues?
No mandatory HOA is indicated for the core subdivision, so there are typically no association dues or architectural rules to plan for. Buyers should still confirm on any specific listing in case a small infill cluster carries its own arrangement.
What schools serve Pleasant Hill?
Elementary and junior high are in Community Consolidated School District 15, with Pleasant Hill Elementary the namesake neighborhood school and some parcels feeding Central Road Elementary and Plum Grove Junior High. High school is Township High School District 211, William Fremd High School. Because attendance lines run through this part of Palatine, confirm the exact assignment for a specific address with the districts.
How is the commute to Chicago and O'Hare?
Strong. The Palatine Metra station on the Union Pacific Northwest line runs to downtown Chicago, and Route 53, Northwest Highway, and nearby I-90 give quick car access toward O'Hare and the northwest suburbs.
What do homes cost here and how is the market?
Pleasant Hill sits in the mid-to-upper price tier for Palatine, and well-located homes near these schools tend to attract steady interest. For current pricing and pace, check the live Market snapshot on this page, which pulls real-time figures from the MLS.

Your local agent

Joe knows Pleasant Hill

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
