About the community
A mature, park-rich neighborhood in north Naperville.
Will-O-Way, also spelled Wil-O-Way on the neighborhood association's own materials, is an established single-family neighborhood on the north and central side of Naperville, near the West Branch of the DuPage River just east of Route 34 (Ogden Avenue). It took shape from the late 1960s onward, with newer construction and teardown rebuilds mixed in through the 2000s. The character is classic mature-suburban Naperville: curved streets, large lawns, a heavy tree canopy, and a walkable position near downtown Naperville, the Riverwalk, and several city parks. It is a smaller, well-regarded pocket rather than a sprawling master-planned development.

What it’s actually like to live here
Will-O-Way offers a version of Naperville that is increasingly hard to find: an established, tree-lined neighborhood within easy reach of downtown, the Riverwalk, and the river trail system, but on quieter residential streets with real yards and mature landscaping. Families are drawn to the combination of walkable parks, a genuine neighborhood feel supported by a volunteer association that runs events, and a location inside one of the state's most highly rated school systems.
The housing stock rewards buyers who appreciate character and space: original ranches and split-levels on good-sized lots, many since updated, alongside larger rebuilt homes for those who want turnkey square footage. Because inventory dates largely to the late 1960s and the decades after, two nearby homes can differ a lot in scale and condition, so it pays to shop the specific house rather than the street.
The tradeoffs are honest ones. Some homes will need kitchen, bath, or systems updates, so budget for age-related maintenance on unrenovated properties. The neighborhood is well located but not a walk-to-train setup, so commuting to Chicago means driving to a Metra station or the tollway. And like all of Naperville and DuPage County, property taxes are meaningful and should be underwritten carefully per address.
The questions buyers actually ask
Will-O-Way FAQ
The questions I get most from buyers shopping Will-O-Way. If yours isn't here, text 224-385-8779, same-day reply.
- What does the HOA actually cover?
- Will-O-Way has a voluntary, volunteer-run neighborhood association (the Wil-O-Way HOA) focused on community events, not a mandatory assessment. Membership is optional and paid through modest annual dues, so there is no blanket required HOA fee covering services. Condo or townhome buildings on the fringes of the area carry their own separate association fees. Confirm the current arrangement for the specific home.
- What are property taxes like?
- Roughly $10,000 – $16,000 per year, depending on home size and value. DuPage County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Is Will-O-Way in District 203 or District 204?
- Available sources indicate District 203, Naperville Community Unit School District, not Indian Prairie 204. Naperville is split between the two, and boundaries can vary by street, so confirm the exact assigned schools for a specific address with District 203's boundary tool before you rely on it.
- Which specific schools would my kids attend?
- Sources most often cite Elmwood Elementary, Lincoln Junior High, and Naperville Central High School, all in District 203. Some nearby streets may map to other District 203 schools, so verify by address.
- Is there a mandatory HOA fee?
- No. The Wil-O-Way HOA is a voluntary, volunteer-run neighborhood association focused on community events, funded by optional annual membership dues rather than a mandatory assessment. Condo and townhome buildings on the fringes have their own separate association fees.
- How old are the homes and what styles are here?
- Most were built from the late 1960s onward, with newer and rebuilt homes mixed in. Expect ranches, split-levels, and two-story traditional and Tudor styles on generously sized, tree-shaded lots. Some homes are updated and others may need modernization.
- How is the commute to Chicago?
- The neighborhood sits by Route 34 with quick access to I-88 and Route 59. Metra's BNSF Line, from the Naperville and Route 59 stations, runs to Union Station in downtown Chicago. Plan to drive to the station rather than walk, and note O'Hare is about 30 miles northeast.
- What do homes cost and how is the market right now?
- In character, the neighborhood spans attainable-for-Naperville original homes up to upper-tier renovated and newer builds, and well-located homes tend to move quickly. Rather than quoting a figure that goes stale, see the live Market snapshot tiles on this page for current median price, days on market, and active inventory.

Your local agent
Joe knows Will-O-Way
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
