The Crossings of Mundelein is a Lennar townhome community off Fieldcrest Drive on the west side of Mundelein, west of Route 83 and just north of the Route 60 retail corridor. Lennar built it in two collections, Traditional Townhomes and Urban Townhomes, from a village approval of roughly 182 townhomes granted in 2019, with sales opening in 2021 and closings running into 2024. These are three-level attached townhomes in six-unit buildings with two-car attached garages and no basements. The community is closed out, so everything available now is resale, though the homes are new enough that many are still with their first owners.

The association handles exterior maintenance, lawn care, and snow removal, there are no basements to finish or flood, and the yards are essentially decks. Three levels give real separation: a lower-level flex room that works as an office or a gym, bedrooms with their own baths on the top floor, and a main level built around a kitchen island facing the family room. That layout suits a first-time buyer stretching into ownership, a couple who both work from home some days, and a downsizer who wants everything new and nothing to mow.

The location is more convenient than it first sounds. Target and Home Depot are a few minutes away and a full retail corridor runs along Route 60 immediately south, so errands barely register as trips. Route 83, Route 176, and Route 60 all converge within about a mile, which makes anywhere in central Lake County quick. Mundelein High School and the entire Fremont District 79 campus are under two miles, so bus rides and drives to games and conferences are short. Downtown Mundelein and its shops, breweries, and farmers market are under ten minutes, and the park district puts a full aquatic center, an indoor pool, a golf course, and a lake with a boat launch inside a two-mile radius without any of it landing on your HOA statement.

The honest tradeoffs deserve a full hearing. The Metra station is close, but the North Central Service runs weekdays only with roughly seven trains each direction and no weekend or holiday service, so a rider who needs Saturday rail is driving to Libertyville on the Milwaukee District North line. Being a few hundred yards from a big-box corridor is convenient on Tuesday and less charming on a Saturday afternoon, and the ponds and trails are the extent of the buffer. Attached living means shared walls in six-unit buildings and a board with a vote on your exterior. The association is young, so its first major capital cycles are still ahead of it and the reserve study matters more than the current fee. Lake County taxes are heavy, and a new-construction parcel's first tax bill is often based on partial assessment and will rise. Finally, the area is still developing, and Fremont District 79 and District 120 are in active litigation with the village over impact fees on a proposed development just north on Route 83.
