About the community
Private-lake living inside an established Mundelein neighborhood.
Loch Lomond is a single-family lake community on the north side of Mundelein in Lake County, built around a 75-acre private, man-made lake of the same name. The lake was created in 1955 as part of developer Arthur T. McIntosh's Loch Lomond Subdivision, and the homes followed, from modest 1950s ranches to 1960s split-levels and raised ranches, with many later expanded or rebuilt. Today it is a settled community of more than 600 homes on hilly, curving, tree-lined streets, managed by the Loch Lomond Property Owners Association, which owns and maintains the lake and its two beaches.

What it’s actually like to live here
Loch Lomond trades on something most Chicago-area suburbs cannot offer: private lake living inside an established, walk-your-dog-around-the-block neighborhood. Days revolve around the water. Residents in good standing can swim at two lifeguarded beaches, drop a kayak, canoe, sailboat, or paddleboard in, and fish a stocked lake for bass, bluegill, crappie, and northern pike, all without the noise and wake of gas-powered boats, since the lake is kept quiet by design. The rolling, tree-lined streets and larger older lots give the place a vacation-like feel, and the association's calendar of events makes it genuinely social rather than just scenic.
The honest tradeoffs are worth stating plainly. This is a mature, midcentury neighborhood, so a lot of the original housing is small postwar ranch stock, and buyers wanting size or modern finishes are often buying a renovation or a rebuild. There is a mandatory association assessment on top of Lake County's high property taxes, and the lake, while an asset, is a shallow, nutrient-rich water body that requires continuous, member-funded weed, muck, and invasive-species management. There is no gas-powered boating or personal watercraft, which is a feature for some buyers and a limitation for others.
For commuters, the location is a genuine mixed bag: excellent road access to Routes 45, 60, 83, and 176 and a nearby hospital and mall, but the on-site Metra option is the weekday-only North Central Service, so heavy transit users typically lean on the Libertyville Milwaukee District North station instead. For families who want water at the end of the street, a real neighborhood association, and a short drive to Libertyville and Vernon Hills amenities, Loch Lomond is a distinctive fit.
The questions buyers actually ask
Loch Lomond FAQ
The questions I get most from buyers shopping Loch Lomond. If yours isn't here, text 224-385-8779, same-day reply.
- What does the HOA actually cover?
- Loch Lomond has a mandatory property owners association, the Loch Lomond Property Owners Association (LLPOA). Annual assessments fund the lake itself, the dam and spillway, the two beaches, lifeguards, lake ecology and water testing, invasive-species control, and shared amenities. Membership in good standing is what conveys the right to use the lake, beaches, and fishing. The association does not publish the assessment figure publicly, and third-party listing ranges mix in a separate townhome sub-association, so confirm the current dues and any transfer costs directly with the LLPOA before writing an offer.
- What are property taxes like?
- Roughly $9,000 – $14,000 per year, depending on home size and value. Lake County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Is Loch Lomond a private lake, and can I use it?
- Yes. Loch Lomond is a private, 75-acre man-made lake owned and maintained by the Loch Lomond Property Owners Association. Use of the lake, beaches, and fishing is tied to association membership in good standing. It is not a public lake.
- Can I run a motorboat or jet ski on the lake?
- No gas motors are allowed at any time, and personal watercraft are not permitted. Electric trolling motors are allowed by permit and sticker only. The lake is built for sailing, paddling, rowing, canoeing, kayaking, paddleboats, and small pontoon boats.
- Is there an HOA, and what does it cover?
- Yes, the Loch Lomond Property Owners Association is mandatory. Annual assessments fund the lake, dam, spillway, two beaches, lifeguards, lake ecology and water testing, and shared amenities. Confirm the current assessment and any transfer costs directly with the association, since the exact figure is not published publicly.
- What schools serve Loch Lomond?
- Primarily Mundelein Elementary School District 75 (Washington Early Learning Center, Mechanics Grove Elementary, Carl Sandburg Middle) and Mundelein Consolidated High School District 120. Because boundaries can split within a subdivision, confirm the assignment for a specific address with the districts before relying on it.
- How do I get downtown or to a hospital?
- Road access is strong via Routes 45, 60, 83, and 176 toward I-94. Mundelein has a North Central Service Metra station with weekday-only service to Union Station, and commuters often use the more frequent Milwaukee District North station in Libertyville. Advocate Condell Medical Center in Libertyville is the nearest major hospital.
- What do homes cost and how is the market?
- Prices vary widely by age, size, condition, and especially proximity to the water, with lakefront lots at a premium. For current prices and market activity, see the live Market snapshot on this page rather than a static number.

Your local agent
Joe knows Loch Lomond
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
