Gleneagles is what happens when a century-old private golf club becomes a neighborhood. The land is the same rolling, mature terrain that made the Red and White courses playable for a hundred years, and the approved plan kept it rather than flattening it. The result feels less like a cornfield subdivision and more like homes set into an existing landscape. For buyers who want new construction with a builder warranty, current energy performance, and a floor plan they helped configure, and who do not want to trade away trees and topography to get it, this is one of the more compelling options in the southwest suburbs.

Day to day the tradeoff is location versus convenience. Downtown Lemont, the quarry and canal recreation, the Forge adventure park, and the Bell Road retail corridor are all within a few miles, and I-355 puts the rest of the metro within reach. But this is a driving community. The Metra station in downtown Lemont is close in miles and thin in service: weekday peak trains only, roughly three each way, and nothing on weekends. A buyer whose picture of suburban life involves hopping a train downtown on a Saturday should plan on driving to a BNSF or SouthWest Service station instead.

The honest cautions are the ones that come with any active builder community, plus a few specific to this one. With 409 approved units, buildout will run well past the earliest closings, which means construction traffic, staged streets, and a moving target on your view. Buyers who close early get the best lot selection and the longest wait for the neighborhood to feel finished. New construction tax bills are a particular trap here: the first bill often reflects land only or a partial-year assessment and will rise once the improvement is fully assessed, so never underwrite off the builder's first-year figure. The HOA structure also differs between the attached and detached product, so two neighbors on the same street can have very different dues and maintenance responsibilities.
