Island Lake Estates is an older, lake-oriented neighborhood on the McHenry County side of the Village of Island Lake, roughly 40 miles northwest of Chicago. The area traces to the late 1920s, when the shoreline of the artificial Island Lake was platted as summer cottage lots, and the village itself incorporated in 1952 as seasonal cottages became year-round homes. Today the housing stock is eclectic: original cottages that were expanded over the decades sit alongside later infill and fully rebuilt custom houses, on winding lake-district streets rather than a uniform grid. The lake is the organizing feature of daily life, with swimming, boating, and fishing at village-owned beaches.

Because homes evolved from 1920s cottages through mid-century build-out and later rebuilds, size, age, and condition vary dramatically from one street to the next, and waterfront, water-rights, and interior lots all coexist. The honest tradeoffs are commuting, taxes, and the realities of an older lake community.
