About the community
A planned, walkable mixed-housing community near downtown Glenview.
Heatherfield is a master-planned, mixed-use community in east-central Glenview, west of Waukegan Road between Winnetka Road and Willow Road, close to downtown Glenview. It is a separate place from The Glen (the former naval air station redevelopment on the west side of town). Developed by Edward R. James Companies in partnership with Illinois Tool Works on a former ITW business-park site, it was planned for roughly 300 residential units across five product types, cluster single-family homes, luxury townhomes, townhomes, rowhomes, and mid-rise condominiums, plus its own grocery-anchored retail center. Homes were built from the late 1990s into the early 2000s, and it reads as one of Glenview's upper-tier communities.

What it’s actually like to live here
Heatherfield offers something Glenview does not have in abundance: a genuinely planned, walkable neighborhood where several housing types share tree-lined internal streets, pocket parks, and playgrounds, all within a short walk of a full-service grocery and everyday retail. That mix is deliberate. The developer built condos, rowhomes, townhomes, and detached homes side by side, which lets the community hold move-up families, empty-nesters, and professionals in the same few blocks. For buyers who want low-maintenance living without leaving a top-tier Glenview address, the attached-home options are a strong draw, while the cluster single-family homes deliver a yard with the same walkability.
Location is the other headline. Downtown Glenview and its Metra station are close, the Edens is minutes away, and Glenbrook South and District 34 schools anchor the area's long-run desirability. Adjacent West Fork Park and the Techny Basin trails add green space beyond what the community maintains internally. Day to day, residents can handle groceries, coffee, and errands on foot at the Shops of Heatherfield rather than driving across town.
The honest tradeoffs are real. This is an in-fill community on a compact footprint, so lots and separation between homes are more modest than in Glenview's older estate neighborhoods, and attached homes share walls. HOA assessments apply to essentially every home and vary a lot by product type, so the monthly cost question has to be answered unit by unit. The homes date to the late 1990s and early 2000s, so some may show first-generation finishes and systems that are now at replacement age. Tour the specific home and confirm the assessment before you commit.
The questions buyers actually ask
Heatherfield FAQ
The questions I get most from buyers shopping Heatherfield. If yours isn't here, text 224-385-8779, same-day reply.
- What does the HOA actually cover?
- Heatherfield was built as a deliberate mix of condominiums, rowhomes, townhomes, and detached single-family homes, so dues are not uniform: reported monthly assessments span a wide band because separate sub-associations by product type sit under a community association. Attached-home associations generally cover more exterior and building elements (landscaping, common insurance, exterior upkeep) than the detached single-family association, which is the usual reason for the range. Confirm the exact assessment and what it covers for the specific home, because it varies by section.
- What are property taxes like?
- Roughly $12,000 – $22,000 per year, depending on home size and value. Cook County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- When was Heatherfield built?
- Edward R. James Companies (with Illinois Tool Works) built the community between 1997 and 2001. Edward R. James Companies (with Illinois Tool Works) stopped new construction in 2001, so every sale today is a resale.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Where exactly is Heatherfield in Glenview?
- In east-central Glenview, west of Waukegan Road between Winnetka Road and Willow Road, close to downtown Glenview. It is a separate community from The Glen, the former naval air station redevelopment on the west side of town.
- Who built Heatherfield and when?
- It was developed by Edward R. James Companies in partnership with Illinois Tool Works on a former ITW business-park site, as a master-planned mixed-use community. Homes were built from the late 1990s into the early 2000s.
- What kinds of homes are there?
- A deliberate mix: detached cluster single-family homes, luxury townhomes and townhomes, rowhomes, and mid-rise condominiums, roughly 1,500 to 4,000 square feet depending on type.
- What schools serve Heatherfield?
- Glenview School District 34 for elementary and middle (grade centers such as Lyon and Pleasant Ridge, then Attea Middle School) and Glenbrook South High School in District 225. Assignments can vary by address and change over time, so confirm the current attendance area for a specific home with the districts before you buy.
- Is there an HOA, and what does it cost?
- Yes. Heatherfield has an active association structure, with dues that vary significantly by home type because condos, rowhomes, townhomes, and single-family homes are governed differently. Attached homes generally carry higher assessments that cover more exterior maintenance and insurance. Ask for the specific assessment and what it covers on any individual home.
- How much do homes cost and how is the market right now?
- Heatherfield is an upper-tier Glenview community, with attached homes at the entry end and detached single-family homes at the top. For current prices and market activity, see the live Market snapshot on this page rather than relying on a fixed number.

Joe knows Heatherfield
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
