Cambria is a small, established attached-home pocket in the southeast quadrant of Glendale Heights, north of North Avenue and west of Main Street, on a quiet grid of short streets and cul-de-sacs wrapped around a village park. Its homes date from the village's growth boom, roughly 1963 through 1974. One thing to understand before you shop here: the Cambria name in the MLS covers two genuinely different products. Most of the community is 1970s condominium quads, four single-story units to a building, many with an attached one-car garage. Mixed in are early-1960s two-story townhomes recorded as fee simple homes on their own deeded lots, some carrying no association dues at all. Those are different purchases with different obligations.

What it’s actually like to live here
Cambria is what people picture when they picture a first home that is actually a condo. The buildings are low, the streets are short, and after fifty-plus years the trees have caught up with the architecture. Most of the community is single-story quad buildings, four homes to a structure, which means no upstairs neighbor and no shared stairwell, and on many units an attached one-car garage with your own driveway. That combination, ground-floor living plus a private garage plus exterior maintenance and snow removal handled by the association, is genuinely hard to find at this price point anywhere in DuPage County. A small village park sits right inside the street grid, so green space is a walk out the door rather than a drive.
The location punches above its price. North Avenue is a half mile south with everyday retail and a Menards essentially at the back door. A full hospital, AdventHealth GlenOaks, is under a mile away. The Glen Ellyn Metra station on the Union Pacific West line is about two miles south, which puts a downtown Chicago commute within reach without paying Glen Ellyn prices to get it, and I-355 is a couple of miles west for anyone driving the tollway system. Village amenities are unusually good for a community this size: Camera Park's 64 acres, the Sports Hub, the GH2O aquatic center, and a municipal golf course the village owns and runs.
The honest tradeoffs are real. First, this is 1960s and 1970s housing and it lives like it. Units run small, most are two bedrooms and one bath, closets are tight, and mechanicals, roofs, siding, and driveways in a community of this vintage are a perpetual capital question, so read the reserve study before you read the listing photos. Second, the Cambria name covers two different animals, condominium quads with a monthly assessment and fee simple two-story townhomes with none, and those carry different maintenance obligations, financing profiles, and resale audiences. Third, condo financing at this age and price band can be its own hurdle, since lenders scrutinize owner-occupancy ratios, reserves, and insurance on small associations. And fourth, this is a working suburban pocket close to a state highway, not a curated master-planned community with a clubhouse and a gate. Buyers who want that will not find it here. Buyers who want a low-maintenance, ground-floor home in DuPage County with a Metra station two miles away will find very few alternatives at this price.
