About the community

East Elgin's big, uniform condominium community, on the Cook County side of the city line.

Oakwood Hills is a 336-unit condominium association on the east side of Elgin, in the Cook County portion of the city. Cook County Assessor records carry every unit as a Class 299 residential condominium on a single parcel with about 25 acres of common land, and date the buildings to 1998, while listings in the community show a somewhat wider spread. The community occupies thirteen private courts and circles off Woodview Circle just north of Route 19: Buckingham, Wynnfield, Canterbury, Lincolnshire, Stratford, Langtry, Sommerset, Chaucer, Saxon, Yorkshire, Radclyffe, and Berkshire. Elgin High School is essentially across the street.

At a glance

336 condominium units

Cook County Assessor records show 336 units across 84 street addresses, four units per address, in roughly 42 buildings.

Every unit is a two-bedroom

There are no three-bedroom units in the association's assessor records, so there is no move-up path inside the community.

Five floor plan sizes

Assessor records show 1,050, 1,100, 1,125, 1,175, and 1,350 square feet in near-equal counts, typically with two full baths and an attached garage.

Cook County, not Kane

Elgin straddles the county line and Oakwood Hills sits on the Cook side, in Hanover Township, which changes how taxes, appeals, and exemptions are filed.

Elgin Area School District U-46

The second largest district in Illinois. U-46 is mid-reconfiguration, so confirm the assigned elementary and middle school by address.

A quarter mile to Elgin High

Elgin High School sits immediately south of the community and is the one constant across both the old and new boundary sets.

Route 19 and US 20

Route 19 is about a quarter mile out, the US 20 freeway segment is under a mile, and I-90 is roughly two and a half miles.

Lords Park a mile away

A 108-acre regional park from 1892 with a free zoo, an aquatic center, the historic Pavilion, and the Elgin Public Museum.

What’s close

Oakwood Hills sits in east Elgin about a mile and a half east of downtown, tucked behind the Elgin High School campus with unusually direct highway access for a residential pocket.

Highway
Route 19 (East Chicago Street and Irving Park Road) about a quarter mile out, the US 20 freeway segment under a mile, Route 25 under a mile, and I-90 roughly two and a half miles for O'Hare and downtown Chicago.
Train
The Elgin station at 109 W. Chicago Street on Metra's Milwaukee District West line is about two miles away and 36.6 miles from Chicago Union Station. Big Timber Road, the western terminus, is about four and a half miles.
Schools
Elgin Area School District U-46. Under the newly approved boundaries the assignments are Lords Park Elementary, Legacy Middle School, and Elgin High School. Verify with the district's school locator, since the reconfiguration is still rolling out.
Parks
Lords Park about a mile away with its free zoo and aquatic center, plus Campus, Prairie, Willow Creek, Wright Avenue, and Kirk and Kramer parks within about half a mile. Elgin runs recreation through the city rather than a park district.
Shopping
The Randall Road retail corridor is roughly four and a half to five miles west, downtown Elgin and the Gail Borden Public Library about two miles, and Woodfield Mall about eleven miles east via I-90.
Hospital
Advocate Sherman Hospital at 1425 N. Randall Road is about five miles west, with Ascension Saint Joseph Elgin on the near west side.

What it’s actually like to live here

Oakwood Hills works because it is unfussy. Thirteen courts and circles branch off a single spine street, traffic dead-ends rather than passing through, and every building looks like its neighbor. That uniformity is the point. Buyers here are not shopping architecture, they are shopping a two-bedroom condominium with an attached garage, a driveway they do not have to shovel, and a lawn somebody else mows. The association handles exteriors, landscaping, snow, and trash, and the board has a real record of spending on the physical plant, replacing driveways and sealcoating asphalt on a cycle rather than deferring it. For a community of this vintage, that maintenance discipline is worth more than any amenity package.

The location punches above what the price point suggests. Elgin High School is essentially across the street, Route 19 is a quarter mile out, the US 20 freeway is under a mile, and I-90 is under three miles, which puts O'Hare and the Schaumburg employment corridor within a reasonable commute without paying Schaumburg housing prices. Lords Park, one of the best public amenities in the Fox Valley, is a mile away with a free zoo, an aquatic center, a museum, and 108 acres of open space, and a half dozen smaller city parks sit within walking distance. Metra's Elgin station on the Milwaukee District West line is about two miles for anyone commuting into Union Station.

The honest tradeoffs are real. Every unit is a two-bedroom, so when a household outgrows the space it has to leave the community rather than move up inside it. There is no pool, no clubhouse, and no fitness center, so if amenities are the draw this is the wrong address. Parking is the perennial friction point, since the cul-de-sacs are association property rather than city street, the restrictions are enforced, and towing does happen. Hanover Township was reassessed for tax year 2025 and Cook County's annual equalizer adds volatility that Kane County buyers are not used to. And U-46 is in the middle of a boundary reconfiguration that changes the assigned elementary and middle schools for this address, so a buyer with school-age children needs to verify assignments with the district rather than trusting a listing sheet.

The questions buyers actually ask

Oakwood Hills FAQ

The questions I get most from buyers shopping Oakwood Hills. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
Dues cover exterior maintenance, lawn care, snow removal, trash removal, and common area insurance, and there is no master association fee on top. Recent listings run roughly $256 to $334 a month depending on unit size. The board has a documented record of funding real capital work, including driveway replacement and repeated asphalt sealcoating, which is a healthy sign and also a reminder to request the budget, the reserve study, and any special assessment history before closing.
What are property taxes like?
Roughly $3,000 – $4,500 per year, depending on home size and value. Cook County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
Is Oakwood Hills in Kane County or Cook County?
Cook County, specifically Hanover Township, even though the mailing address is Elgin 60120. Elgin straddles the Cook and Kane county line and Oakwood Hills sits on the Cook side, which is confirmed by the Cook County Assessor's parcel record for the community. It matters practically, because your tax bill, assessment appeals, and exemption filings all go through Cook County rather than Kane. Note that this is a different place from the Village of Oakwood Hills in McHenry County and from Oakwood Hills in Palos Hills.
Are these condos or townhomes?
Legally they are condominiums. All 336 units are recorded by the Cook County Assessor as Class 299 residential condominium. Many are marketed as townhome style because they have private entries, attached garages, and a two-story feel, but you are buying a condominium interest with a shared common element rather than a fee-simple townhouse with your own lot.
How big are the units and how many bedrooms?
Assessor records show five floor plan sizes, at 1,050, 1,100, 1,125, 1,175, and 1,350 square feet, distributed in roughly equal numbers. Every unit in the association is a two-bedroom, and two full baths with a one-car attached garage are typical. If you need a third bedroom, this community will not have it.
What do the dues cover, and is there a second master association fee?
Dues cover exterior maintenance, lawn care, snow removal, trash removal, and common area insurance, and there is no master association fee on top. Recent listings run roughly $256 to $334 a month depending on unit size. Before closing, request the association's budget, reserve study, and any special assessment history, since the board has been running real capital projects including driveway replacement and asphalt sealcoating.
What schools does Oakwood Hills feed into?
The community is in Elgin Area School District U-46. Under the newly approved boundaries the assignments are Lords Park Elementary for K-5, Legacy Middle School for 6-8, and Elgin High School for 9-12. Under the prior configuration they were Hilltop Elementary, Ellis Middle, and Elgin High. U-46 is mid-reconfiguration, moving sixth grade into the middle schools and closing Ellis and Abbott after a transition year, so verify your specific unit's assignment with the district before relying on it. Elgin High School is the one constant and it is about a quarter mile away.
What are property taxes like here?
Because this is the Cook County portion of Elgin, residential condominiums are assessed at 10 percent of market value, multiplied by the state equalization factor, then taxed at the local composite rate. Effective rates here generally land in the range of about 1.4 to 1.9 percent of market value, with owner-occupants claiming the homestead exemption toward the low end and non-exempt units toward the high end. Hanover Township was reassessed for tax year 2025, so do not assume a seller's prior-year bill carries forward, and confirm which exemptions the seller was receiving since they do not transfer automatically.

Your local agent

Joe knows Oakwood Hills

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
