Bowes Creek reads as a settled, green, golf-course community rather than a dense subdivision. The Jacobson course is public, so you do not have to join a private club to live on or near the fairways, and the natural creek-and-wetland setting gives the whole place mature landscaping and open views. The most-engaged residents build their week around golf and dinner at Johnny's Supper Club; others simply enjoy the setting and the trails.
It is really two communities in one. The all-ages single-family and townhome neighborhoods draw families and move-up buyers, while the gated Regency section is a self-contained 55+ world with its own clubhouse, pool, fitness, tennis, and bocce, and a full-time activity director. That mix means you will find young families a few streets from active retirees, each with the amenities aimed at them.
The main thing to sort out early is the school district, because Bowes Creek straddles two of them. Depending on where a specific home sits, it feeds either Central District 301 or Elgin Area U-46, which are genuinely different districts with different schools. Even long-time residents sometimes are not sure which side of the line they are on, so if schools matter, confirm the assigned schools in writing for the exact address before you get attached to a house.
Market trends
Bowes Creek is a mature, amenity-driven golf community with steady but modest turnover. Buyers are specifically shopping the golf-course setting, the natural landscape, or the gated 55+ lifestyle, and condition plus lot position separate a quick sale from a slow one now that the community is built out.
The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.

Here is the honest version before you tour.
This is Elgin's far west edge, so the tradeoff for the setting is drive time. The commute east toward I-90 and the trip to major shopping, dining, and hospitals are longer than the polished photos suggest. Drive your actual commute at rush hour before you commit, because part of what you are paying less for than a closer-in golf community is distance.
The golf course is public, which is a feature, but do not assume that means free or unlimited golf for residents. Play, memberships, and clubhouse dining are priced by the course, not bundled into your HOA. If golf is a big part of why you want to live here, get the current membership and play costs from the club directly so it is a decision, not an assumption.
The HOA picture depends heavily on your home type. Single-family owners pay low master dues, but maintenance-provided townhomes carry meaningfully higher monthly assessments for exterior upkeep, and the gated Regency section has its own separate association on top of that. Get the exact assessment for the specific home and home type in writing, because the range across this one community is wide.

They have different HOAs, different buyers, and different resale stories. Then drive the commute and, if golf matters, get the real course costs.
