About the community
A newer Lennar single-family neighborhood at Elburn's edge.
Fox Pointe is a newer single-family subdivision in the Village of Elburn, in far-western Kane County, built by Lennar. Local reporting places it east of Route 47 and north of Route 38 (Lincoln Highway), about a mile from downtown Elburn, with construction and home deliveries running through roughly 2022 to 2024. It sits at the semi-rural western edge of the Chicago metro, so the setting mixes brand-new suburban streetscape with surrounding farmland and open space. As of this writing the builder's community pages show it as sold out, so most activity now is resale. Buyers are drawn by the combination of newer homes and the Kaneland schools.

What it’s actually like to live here
Fox Pointe suits buyers who want a newer house with current finishes in a quieter, small-town setting. Elburn is a genuinely small far-western suburb with a walkable historic downtown, village festivals, and farmland at the edges, so day-to-day life feels calmer and more spread-out than the built-up Randall Road suburbs to the east. For families, the single biggest draw is often the combination of a newer home and the Kaneland CUSD 302 schools, with the elementary school right in Elburn.
The commute is the honest tradeoff. Elburn is the western end of the line, both literally and figuratively: it is the UP-West Metra terminus about 44 rail miles from downtown Chicago, so a downtown commute by train runs well over an hour each way, and driving east to major shopping, dining, or hospital care is a real trip rather than a quick errand. The upside of the terminus is that Elburn commuters board first and can reliably get a seat, with dedicated station parking.
The other tradeoff is cost of ownership. Buyers pay a newer-home premium relative to comparable older resale stock, and Kane County property taxes are high, with an effective rate that can approach the upper end of the range once a subdivision Special Service Area is added to the bill. In exchange, buyers get low maintenance on a newer, energy-efficient home in a neighborhood still filling in with young families. Price in the taxes and the commute up front, then decide whether the space, the newness, and the small-town setting are worth the longer reach to the metro core.
The questions buyers actually ask
Fox Pointe FAQ
The questions I get most from buyers shopping Fox Pointe. If yours isn't here, text 224-385-8779, same-day reply.
- What are property taxes like?
- Roughly $9,000 – $15,000 per year, depending on home size and value. Kane County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- When was Fox Pointe built?
- Lennar built the community between 2022 and 2024. Lennar stopped new construction in 2024, so every sale today is a resale.
- What's the typical closing timeline?
- 30 to 45 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 45.
- Who built Fox Pointe and when?
- Fox Pointe was developed and built by Lennar, a national homebuilder, with construction beginning around 2022 and homes delivered through roughly 2022 to 2024. The builder's public pages now show the community as sold out, so confirm any remaining new-construction availability directly with Lennar.
- What school district serves Fox Pointe?
- Kaneland Community Unit School District 302. The likely assigned schools are Kaneland John Stewart Elementary in Elburn, Kaneland Harter Middle School in Sugar Grove, and Kaneland High School in Maple Park. Because boundaries are set by exact address and can change, confirm the assignment for a specific home with the district.
- How is the commute to Chicago?
- Elburn is the western terminus of Metra's Union Pacific West line, about 44 rail miles from Ogilvie in downtown Chicago, and Fox Pointe is roughly 3.5 miles from the station. Expect a train commute of over an hour, with the upside that terminus riders board first and get dedicated parking.
- Is there an HOA, and what does it cover?
- Yes, Fox Pointe is a governed community with a homeowners association, and the subdivision may also carry a Special Service Area (SSA) charge on the county tax bill for stormwater and open-space upkeep. Confirm the current HOA dues, what they cover, and any SSA line by address before you write an offer.
- What do homes cost here?
- Fox Pointe is a newer-construction neighborhood, which tends to price at the upper tier for far-western Kane County. Rather than quote a figure that goes stale, see the live Market snapshot on this page for current pricing and availability.
- How high are the property taxes?
- Kane County and Elburn taxes are high by national standards, with an approximate effective rate in the range of about 2.3 to 2.8 percent of market value before exemptions, and a subdivision SSA can push an individual bill higher. Verify the exact amount, including any SSA line, for a specific address with the Kane County Treasurer.

Joe knows Fox Pointe
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
