Leclair Estates is a 42-home single-family community by Pulte Homes on roughly 18 acres at the north end of the former Walgreens corporate headquarters campus on Wilmot Road. Walgreens sold the northern third of its campus to Pulte, which demolished the connected office buildings and is redeveloping the land as detached housing. The Deerfield Village Board approved the rezoning, planned unit development, and preliminary plat by unanimous vote in May 2024, and the Village reports that Pulte aims to have all homes sold and built by early 2028. For a village whose housing stock is overwhelmingly mid-century, this is a rare chance at a brand new house without a teardown and a custom build.

What it’s actually like to live here

Leclair Estates is what happens when a corporate office park stops making sense and a village decides housing is a better use. For about forty families that means something Deerfield almost never offers: a genuinely new house inside one of the North Shore's most established school communities. The standard path to a modern house here has historically been a teardown and a two-year custom build. This short-circuits that. You pick a Pulte plan, pick an elevation from a menu of twenty-eight, and you are in a four to six bedroom two-story with a full basement without ever hiring an architect. The location does a lot of the work, with South Park Elementary and its ball diamond a quarter mile east, the Lake Cook Road Metra station minutes away, and the tollway ramp right there.

The tradeoffs are real and a buyer should hear them plainly. The subdivision is hemmed in on three sides: the Tri-State Tollway to the west, the remaining Walgreens headquarters campus to the south, and Wilmot Road to the east. That is why the approved plan includes a fifteen-foot sound wall along the west and south property lines and a four-foot berm with a fifty-foot planting buffer along Wilmot. Those walls are doing acoustic work, and no wall makes a tollway inaudible. Walk the specific lot you are considering at rush hour and stand in the backyard. The interior is served by one entrance road ending in a cul-de-sac, with no through connection north to Forsythia Drive because the existing Clavinia neighbors asked for none. That is good for traffic and quiet, less good if you value multiple ways in and out.

Day to day this will feel like a quiet, sidewalk-lined pocket rather than an amenity resort. There is no clubhouse and no pool inside the neighborhood. The shared amenity is a 0.28-acre open play lawn maintained by the association, about twenty-two percent open space, drainage swales planted with natives, and sidewalks on both sides of the street connecting north to Clavinia on foot and by bike. For pool and gym you use the Deerfield Park District, with Mitchell Pool a short ride up the same Wilmot Road. Because the internal street will be publicly owned and maintained by the Village once Pulte turns it over, the association's scope stays narrow. The honest summary: a small, high-priced infill opportunity that trades acreage and resort amenities for a Deerfield address, a walk to an elementary school, and a house nobody else has lived in.
