About the community
Maintenance-free living a half mile from Deer Park Town Center.
Deer Park Estates is a small, professionally managed, maintenance-free association at the southeast corner of Long Grove Road and Quentin Road, on four streets: Audrey Lane, Joshua Court, Talia Lane, and Tori Lane. The structure matters more here than at most subdivisions, because this is not a single product type. It is predominantly attached townhomes built by Red Seal Homes in four-unit buildings, plus a small enclave of roughly eleven detached single-family homes on Joshua Court, all under one association. Build activity runs from about 2004 into the mid-2010s, with most of the townhome product delivered from 2007 on. The community exists to solve a specific problem: how to live in the Barrington and Lake Zurich corridor without owning an acre of grass, since the Village of Deer Park's baseline residential zoning is one-acre lots. What you get instead is a compact loop with a perimeter walking path, ponds and a wetland buffer, private streets, and an association that handles the roof, the siding, the lawn, and even the driveway snow.

What it’s actually like to live here
Deer Park Estates is built for people who want the house handled. The association mows and plants, replaces the roof and the siding, clears the private streets and, unusually, plows the driveways and entry walks, so nearly everything outside the front door is somebody else's job. The rules run a tight ship on parking, pets, and architectural changes, and the community's own posted conduct document tells you what kind of place this is: organized, self-aware, and a little wry about it. Residents skew toward households that value that trade, whether it is a family with two commuting parents, a downsizer coming off a large Barrington-area lot, or a professional couple who want the Lake Zurich schools without spending a weekend on the yard.
The setting is quietly good for a community this compact. A perimeter path loops the neighborhood, several homes look out over the pond and the wetland buffer, and the play area at Talia and Audrey gives young families somewhere to go inside the community. Deer Park Town Center is close enough that residents genuinely walk or make a five-minute run for coffee, dinner, a movie, or an errand, which is rare for a subdivision in this price tier. Cuba Marsh and Deer Grove Forest Preserve are minutes out for real trail miles, and Lake Zurich's lakefront and downtown are a short drive north.
The honest tradeoffs are worth stating plainly. This is not the one-acre Deer Park most people picture: lots are small, most homes share party walls, and outdoor space is a deck or patio rather than a yard. The townhome assessments are substantial, and while they buy a great deal, they are a fixed monthly cost stacked on an already meaningful tax bill and subject to increases and special assessments decided by a volunteer board, so read the last three years of budgets, the reserve study, and the roof and siding replacement plan before closing. The mailing address says Barrington and the MLS files these homes under the Barrington area, but the schools are Lake Zurich District 95, which surprises buyers who came in expecting Barrington 220. There is no clubhouse, pool, or fitness center, so the dues buy maintenance rather than recreation. And at roughly seventy-two homes the community is small and turnover is thin, so a buyer set on a specific floor plan or a pond lot should expect to wait.
Market trends
Why this market moves the way it does
Deer Park Estates trades on a narrow and specific proposition: low-maintenance living inside the Lake Zurich District 95 footprint, walking distance to a regional lifestyle center, in a village otherwise zoned for one-acre estate lots. With roughly seventy-two homes across two product types, inventory is thin and the two tiers behave like separate markets.
What holds value
The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.
- The maintenance-free package
- Association-maintained roofs, siding, private streets, and driveway snow removal are the core of the value proposition and the reason downsizers keep coming back to this community.
- Lake Zurich District 95
- Buyers targeting District 95 without a large lot have very few options in this corridor, which supports steady demand.
- Walk to Deer Park Town Center
- Proximity to the Rand Road lifestyle center is unusual at this price tier and is a real differentiator against comparable townhome product farther out.
- Product type and tier
- The detached homes on Joshua Court occupy a distinctly higher price band than the townhomes and carry a lower assessment, so the two tiers should be compared separately.
- Pond and end-unit position
- Homes backing to the pond or wetland buffer, and end units with more glass, hold value better than interior positions.
Real talk
Who shouldn’t buy here
Here is the honest version before you tour.
The townhome assessment is real money every month, and it is the first thing to underwrite. Ask for the current budget, the reserve study, the last three years of assessment history, and the roof and siding replacement schedule. A maintenance-free association is only as good as its reserve position, and a community that delivered most of its buildings from 2007 on is entering the window where the expensive envelope components come due together.
The Barrington mailing address is a trap for the unwary. These homes are in Lake Zurich District 95, not Barrington 220, and the MLS filing under the Barrington area reinforces the confusion. If schools are driving your purchase, confirm the assignment for the exact address with District 95 rather than relying on the ZIP code or any listing sheet.
This is small-lot, mostly attached living with no recreational amenities. There is no clubhouse, no pool, and no fitness center, so the dues are buying maintenance, not a lifestyle package. If you want a yard, a workshop, or a place for the kids to run without leaving the property line, the one-acre Deer Park you pictured is a different purchase entirely.
One piece of advice
“Deer Park Estates does one thing and does it well: it puts you in the Lake Zurich District 95 corridor, walking distance to Deer Park Town Center, without a lawn to mow or a driveway to shovel. Underwrite the assessment and the reserves the way you would underwrite the house itself, confirm the school assignment for the exact address, and know which tier you are buying, because the townhomes and the Joshua Court homes are two different markets under one association name.”
The questions buyers actually ask
Deer Park Estates FAQ
The questions I get most from buyers shopping Deer Park Estates. If yours isn't here, text 224-385-8779, same-day reply.
- How much is the HOA?
- Single-family homes are $310 per month. townhomes and condos are $635 per month. The townhome tier carries the higher assessment because the association maintains the full building envelope on attached product, including roofs and siding across four-unit buildings.
- What does the HOA actually cover?
- Deer Park Estates is a full-service, maintenance-free association managed by Mperial Asset Management, billed monthly. Townhome assessments on recent listings have run roughly $550 to $720 per month depending on plan and size, while the detached homes on Joshua Court have shown materially lower figures, in the low $300s per month on a recent sale. The association's recorded maintenance chart puts roof, siding and trim, foundation, gutters, skylights, window wells and stoops on the association, along with common and developer-installed landscaping, the private roads, curbs, driveways, sidewalks and street lights, the ponds, wetlands and storm sewers, the irrigation well, and snow and ice removal from the streets, the bike path, the walkways and, unusually, your own driveway and entry walk. Owners keep HVAC, water heater, appliances, windows and glass, entry and garage door replacement, sump pump, chimney, and the horizontal deck surface. Verify the current figure and any pending special assessment for the specific address with management before you write an offer.
- When was Deer Park Estates built?
- Red Seal Homes built the community between 2004 and 2015. Red Seal Homes stopped new construction in 2015, so every sale today is a resale.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Is Deer Park Estates townhomes or single-family homes?
- Both, and the split matters. The large majority of the community is attached townhomes built by Red Seal Homes in four-unit buildings on Talia Lane, Tori Lane, and Audrey Lane. There is also a small enclave of detached single-family homes, roughly eleven of them, all on North Joshua Court. Both types belong to the same Deer Park Estates Homeowners Association, but they sit in different price bands and carry different assessments, so compare like with like.
- What do the HOA dues cover, and why are they high?
- They are high because the association handles almost everything outside your walls. Per the recorded maintenance chart, the association maintains the roof, siding and trim, foundation, gutters, skylights, window wells, stoops and exterior door painting, all common landscaping plus the developer-installed landscaping on your lot, the private roads, curbs, driveways, sidewalks and street lights, the ponds, wetlands and storm sewers, the irrigation well, and snow and ice removal from the streets, the bike path, the walkways, and your own driveway and entry walk. You still own your HVAC, water heater, appliances, windows and glass, entry and garage door replacement, sump pump, chimney, deck surface, and everything inside.
- How much are the assessments?
- Townhome assessments on recent listings have run in a range of roughly $550 to $720 per month depending on plan and size. The detached homes on Joshua Court have shown notably lower figures, in the low $300s per month on a recent sale. Dues are billed monthly and are due the first of the month. Always verify the current figure and any pending special assessment for the specific address with the managing agent before writing an offer.
- What schools serve Deer Park Estates?
- Lake Zurich Community Unit School District 95. Listing data and federal geographic data both place the community in District 95, with Isaac Fox Elementary and Lake Zurich Middle School South about a mile and a half away on West Cuba Road, then Lake Zurich High School about three miles out. The 60010 ZIP is a Barrington mailing ZIP and the MLS files these homes under the Barrington area, but the schools are Lake Zurich, not Barrington 220. Because Deer Park spans district lines, confirm the assignment for your exact address with District 95.
- What do homes here cost and how is the market?
- Inventory in a seventy-two home community is thin and pricing moves with whatever happens to come up, so any figure written into a page would be stale within weeks. Check the live Market snapshot on this page for current listings, recent closings, and pace pulled straight from the MLS. In character, the townhomes are positioned as a move-up, low-maintenance product rather than an entry-level one, and the detached Joshua Court homes sit meaningfully above them.
- Can I rent a unit out, and are pets allowed?
- Leasing is permitted but regulated. The association requires a written lease with a mandatory rider, a minimum initial term of six months, notification of occupants and vehicles, a filed copy of the executed lease, and a leasing fee at each inception and renewal. Pets are allowed with a limit of three household pets per unit, leash requirements outside the unit, designated walking areas, and pickup required. Boards revise these rules, so confirm current caps and fees with management before you count on renting.

Joe knows Deer Park Estates
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
