Woodmere is a late-1990s attached-housing community on the west side of Darien, in the pocket bounded roughly by Lemont Road on the west, 75th Street to the north, and 83rd Street to the south. Its streets are Woodmere, Hedgewood, Whitlock, Windsor, Curran, Morgan, Oxford, and Cameron, and everything drains onto Lemont Road. The structural fact that matters most is not what the name suggests: Woodmere is two ownership forms platted together under one community name. Roughly half the roughly 254 homes are recorded as units of Woodmere Condominium, and roughly half are fee-simple townhome lots in Woodmere Subdivision, its Phase 2, and the resubdivisions, with two separate associations governing them. Both are physically similar two-story attached homes with attached two-car garages and private driveways, built from 1996 through 1998 as a planned unit development, and MLS often labels both townhome. The location is the durable draw: I-355 is roughly a mile and a third west, I-55 is under two miles south, and three Center Cass District 66 schools sit within about a mile.

What it’s actually like to live here
Woodmere trades yard work for location, and the pitch holds up. You get a two-car attached garage, often a finished lower level, a second-floor primary suite, and someone else handling the snow, the lawn, the roof, and the gutters, all inside a short radius of two expressways, three Metra stations, a full big-box retail node, and one of the closest school clusters in DuPage County. Lakeview Junior High and Prairieview are both inside a mile. That combination pulls a genuinely mixed group: first-time buyers priced out of Darien's detached market, downsizers who want to stay in the area without a lawn tractor, and dual-commuter households splitting the difference between a downtown train and a southwest-suburban office park.
Day to day it lives like a quiet interior pod off a busy road. The interior streets curve and dead-end, so through traffic is minimal and the cul-de-sacs stay calm. The detention ponds and wetland edges give the community more visual relief than a typical townhome parcel, and Fox Hollow Forest Preserve sits at the north edge as permanent green space. Be clear-eyed about that preserve though: it is undeveloped, with no trails and no parking, so it works as a view and a buffer rather than a destination. For actual recreation you are getting in the car, to Oldfield Oaks for trails or Waterfall Glen for the serious loop. There is no pool and no clubhouse, so social life here is neighborly and low-key rather than programmed.
The honest tradeoffs are worth stating plainly. The association handles the visible exterior but pushes the expensive envelope items back onto owners, since siding, driveways, walks, patios, and fences are performed by the association at owner expense through special assessment. That means your true monthly cost is the dues plus an unknown that depends entirely on the reserve position. These buildings are approaching thirty years old, so roofs, siding, windows, and mechanicals are all in or past their replacement window and the condition spread between two adjacent units can be substantial. The ownership form is split between condominium and fee-simple under one community name, which changes how a lender reviews the loan and needs to be pinned down per address rather than assumed. And there is no overnight on-street parking under city ordinance, so a household with three or more vehicles needs to do the garage-plus-driveway math before falling for a unit.

Why this market moves the way it does
Woodmere is an attached-home price band that runs below Darien's detached single-family market, and it trades on access more than on amenities. Within the community the spread is wide: the smaller two-bedroom plans anchor the bottom and the largest three and four bedroom end units with finished lower levels and pond exposure sit at the top.
What holds value
The fundamentals matter more than the cosmetics here. Buyers want floor plan, lot, and basement, in that order. Cosmetics are the tiebreaker.

- I-355 and I-55 both within about two miles in opposite directions is rare in DuPage and is the single most durable thing this location has going for it.

Siding, driveways, walks, stairs, patios, and fences are handled by the association but billed back to owners through special assessment rather than out of regular dues, so a thin reserve position can turn into a five-figure bill. Get the Illinois resale disclosure package, the declaration, the current budget, the reserve study, and the last two years of board minutes, and remember that the two associations here produce different packages.
Pin down whether you are buying a condominium unit or a fee-simple townhome lot before you get far. Both are physically attached two-story homes with two-car garages and both get called townhome in the MLS, but the condominium side triggers a different mortgage review, including project review and HOA questionnaires. Pull the legal description on the specific address.
If you are thinking of this as a rental, slow down. The published townhome association rules stated that leasing was not allowed, with hardship exceptions granted case by case. That document is not current and some units have appeared as rentals over the years, so the rule may have changed or may work differently on the condominium side. Get the current leasing policy and any cap in writing before you buy for investment.
