About the community

Authentic hard-loft condominiums in a River North warehouse conversion.

Domain Lofts is a loft-condominium conversion of a historic former Montgomery Ward warehouse on the east bank of the Chicago River in River North, at 900 N Kingsbury Street. The residential conversion was completed in the early 2000s, designed by Pappageorge Haymes Partners, and turned the industrial concrete building into nearly 300 loft homes on the upper floors. The residences are authentic hard lofts, with soaring concrete ceilings, exposed columns, and oversized windows, and the building carved a multi-story landscaped courtyard out of the warehouse core and added a rooftop level with a running track.

What it’s actually like to live here

Domain Lofts offers a genuinely different living experience from the glass high-rises that dominate newer River North blocks. This is an authentic hard-loft building, with soaring concrete ceilings, exposed columns, oversized industrial windows, and open floor plans inside a repurposed Montgomery Ward warehouse on the river. The architecture has provenance, and residents get generous volume and light. The interior landscaped courtyard and the rooftop running track and sun deck give the building communal spaces that feel unusual for the neighborhood, and the full-service package, with 24-hour door staff, a fitness center, and a party room, makes day-to-day living low-friction.

The location is a real draw for people who want to be in the city rather than adjacent to it. You are steps from the Chicago River and Riverwalk, a short walk to River North dining and nightlife, the Merchandise Mart, and the Magnificent Mile, and close to the East Bank Club, the West Loop rail terminals, and Kennedy Expressway ramps. The all-inclusive assessment, which commonly bundles heat, cooling, gas, internet, and a premium cable package, simplifies budgeting, and heated attached garage parking is available for those who need a car in a dense area.

The honest tradeoffs are the tradeoffs of loft living generally. Open plans and hard concrete surfaces can mean more sound transmission than a partitioned, drywalled condo, and true loft layouts sometimes offer fewer enclosed bedrooms or less storage than the square footage suggests. This is a converted early-20th-century structure, so mechanical systems, windows, and finishes vary by unit and by owner updates, so inspect carefully and review the association's reserves and any special assessments. Parking is typically deeded and sold separately, so factor it into total cost.

The questions buyers actually ask

Domain Lofts FAQ

The questions I get most from buyers shopping Domain Lofts. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
Monthly assessments at Domain Lofts are unusually inclusive, commonly covering heat, air conditioning, gas, water, high-speed internet, a premium cable package, door staff, the building amenities, and common-area maintenance and insurance. That inclusive package offsets the monthly figure, which varies by unit size and parking. Cook County property taxes are billed separately per unit. Confirm the current assessment and exactly what it covers for the specific home.
What are property taxes like?
Roughly $8,000 – $11,000 per year, depending on home size and value. Cook County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was Domain Lofts built?
Centrum Properties; loft conversion designed by Pappageorge Haymes Partners built the community between 2002 and 2003. Centrum Properties; loft conversion designed by Pappageorge Haymes Partners stopped new construction in 2003, so every sale today is a resale.
What's the typical closing timeline?
45 to 90 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 90.
Is Domain Lofts a true loft building or a modern condo?
It is an authentic hard-loft conversion of a historic Montgomery Ward warehouse, with exposed concrete ceilings and columns, tall ceilings, and large industrial windows, rather than a new-construction soft loft. Character and volume are the selling points, so expect loft acoustics and layout quirks.
What does the monthly assessment include?
Building sources indicate assessments commonly cover heat, air conditioning, gas, water, high-speed internet, a premium cable package, door staff, the amenities, and common-area maintenance and insurance. The exact amount and inclusions vary by unit, so confirm with the association or listing agent.
Is parking available?
Yes, there is attached, heated indoor garage parking. Spaces are typically deeded and sold separately from the unit, so confirm availability and price for the specific home you are considering.
Which schools serve this address?
Chicago Public Schools serves 900 N Kingsbury, and neighborhood assignment is set by CPS attendance boundaries. Nearby options such as Ogden International and Skinner North are often referenced, but selective-enrollment and magnet programs are application-based, not guaranteed by address. Verify with the official CPS School Locator.
What amenities does the building have?
Amenities include 24-hour door staff, a fitness center, a rooftop sun deck with a running track, a party room, a landscaped interior courtyard, elevators, and riverfront access. The building is also generally pet-friendly for cats and dogs.
What do units cost, and how is the market here?
Prices vary widely by floor plan, size, view, and whether parking is included, and they move with the market. Rather than rely on a fixed number, see the live Market snapshot on this page for current pricing and activity.

Your local agent

Joe knows Domain Lofts

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.

What's your home actually worth?

Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.
