About the community

A grown-in 1970s neighborhood on the Lake County side of Buffalo Grove.

Ridgewood sits east of Weiland Road and south of Pauline Avenue in the Lake County portion of Buffalo Grove, roughly a mile north of Lake Cook Road. It was built out in the late 1970s, during the wave of development that took Buffalo Grove from a farm crossroads to a full suburb, and the streets carry the tree and plant names typical of that era. The plan is curvilinear and sidewalked, the lots are modest and regular, and the trees are now about fifty years mature. What makes it unusual is that it was laid out as a mixed subdivision, so detached single-family homes and attached townhomes sit under the same subdivision name, which is why two listings a block apart can look nothing alike. Being on the Lake County side matters here: it puts Ridgewood in District 102 and Stevenson High School rather than the Cook County districts that serve other parts of the village.

What it’s actually like to live here

Ridgewood is what a well-kept 1970s Buffalo Grove neighborhood looks like fifty years in. The plan is unglamorous and it works: curving residential streets, sidewalks, curbs and street lights, and a canopy of trees that were saplings when the first families moved in. Because it was built as a mixed plan, Ridgewood carries two kinds of buyer at once. The detached homes are the traditional four-bedroom suburban house on a modest lot. The attached homes are smaller and lower maintenance, and they let someone buy into the same school districts and the same commute without taking on a full yard. That mix is unusual, and it is the reason two listings a block apart can look nothing alike.

The practical case for living here is location and public infrastructure. The Metra station is about a mile north with more than a thousand parking spaces, so a downtown commute is a short drive and a train ride rather than an expressway grind. A 24-hour grocery sits a mile away on Deerfield Parkway. The Buffalo Grove Park District runs 51 parks including an indoor pool, a fitness center, a skate park, and a summer outdoor pool, and the village itself owns two golf courses with resident rates. That is a lot of amenity for a subdivision where most homeowners pay nothing in monthly dues, because it is funded through the tax bill rather than an association.

The tradeoffs are worth naming. Taxes on the Lake County side of Buffalo Grove run high as a share of value, and that shows up in the monthly escrow more than the mortgage math suggests. The houses are late-1970s, which means original-era mechanicals, windows, kitchens, and baths unless a prior owner already replaced them, and the gap between an updated home and an original one drives most of the price spread inside the subdivision. The Weiland Road frontage cuts both ways, since the county widened it to five lanes and made access easier but the homes closest to it live with more traffic noise than the interior streets. And Buffalo Grove's district lines are genuinely messy, spanning two counties, several elementary districts, two high school districts, and two library districts, with boundaries that can split a single street. Never assume, and confirm the school assignment by address before you write an offer.

The questions buyers actually ask

Ridgewood FAQ

The questions I get most from buyers shopping Ridgewood. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
Detached homes in Ridgewood generally carry no mandatory monthly association fee. The attached townhomes are governed by a separate townhome association with a monthly assessment. Confirm the current amount and what it covers on the specific listing and in the association resale disclosure.
What are property taxes like?
Roughly $9,000 – $14,000 per year, depending on home size and value. Lake County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
What school district is Ridgewood in?
Ridgewood is in the Lake County portion of Buffalo Grove, which is served by Aptakisic-Tripp Community Consolidated School District 102 for elementary and junior high and Adlai E. Stevenson High School District 125 for grades 9 through 12. District 102 runs Pritchett and Tripp for K-3, Meridian for grades 4 and 5, and Aptakisic Junior High for grades 6 through 8. Because Buffalo Grove is split among several districts, confirm the exact assigned building for a specific address with District 102 before you rely on it.
Is there an HOA, and what does it cover?
It depends on which type of home you buy. The detached single-family homes generally have no mandatory monthly association fee. The attached townhomes are governed by a separate townhome association with a monthly assessment. Because the exact amount and the specific items covered vary and change over time, verify both on the individual listing and in the association's resale disclosure package before closing.
What do homes cost in Ridgewood right now?
Ridgewood sits in the mid-market band for Buffalo Grove, and because it contains both detached houses and townhomes there are two distinct price tiers under the same subdivision name. Rather than quote a number that goes stale, check the live Market snapshot on this page, which pulls current listing and sale activity directly from the MLS.
How old are the homes, and what should I watch for?
Ridgewood was built out in the late 1970s. Assume that anything not already replaced is original to that era: furnace and air conditioning, water heater, roof, windows, electrical panel, and kitchens and baths. Some homes here have been fully renovated and some are close to original, and that gap drives most of the price spread within the subdivision. Budget for a thorough inspection and ask the listing agent when major systems were last replaced.
How is the commute to downtown Chicago?
The Buffalo Grove station at 825 Commerce Court is roughly a mile north of Ridgewood. It serves Metra's North Central Service into Chicago Union Station, sits in fare zone 4, and has about 1,050 parking spaces across five lots, plus Pace bus connections. Prairie View is the other in-village stop on the same line. For driving, Lake Cook Road is about a mile south and connects east toward I-294 and I-94.
How high are the property taxes?
Expect an effective rate in the rough range of 2.7 to 3.2 percent of market value before exemptions, which is typical for the Lake County side of Buffalo Grove and is driven mainly by the school district levies. The exact bill depends on the assessed value, the tax code for that parcel, and which exemptions the owner qualifies for. Lake County's parcel search shows the actual current bill for any address.

Joe knows Ridgewood

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
