It runs straight into Greenfield Village and Orchard Green, so the walkable footprint is considerably larger than the plat suggests.
The day to day draw is recreation. Hall Elementary and its park sit right at the southern edge, which puts ball fields, courts, and play structures within walking distance. About a mile up Indian Trail is the Vaughan Athletic Center, a roughly 225,000 square foot Fox Valley Park District complex with an indoor water park, an eight-lane lap pool, a warm-water therapy pool, nine indoor tennis courts, and a four-court field house, all at resident rates. The district maintains around 170 parks and a 48-mile trail network, and the Fox River Trail and the Illinois Prairie Path's Aurora Branch meet near RiverEdge Park a few miles east.
The honest tradeoffs are the ones any neighborhood of this age carries. These are older houses, and roofs, furnaces, electrical service, windows, and kitchens vary enormously from one address to the next, so condition drives value here more than anything else. Read the age of the mechanicals as part of the price and inspect the panel and the sewer lateral carefully.
