About the community
A newer Pulte neighborhood on a former Woodridge tree farm.
Timbers Edge is a newer single-family neighborhood in Woodridge, in DuPage County (ZIP 60517), on the south side of 75th Street east of Woodward Avenue. Pulte Homes built it on the roughly 55-acre site of the former Ide Christmas Tree Farm, which the Ide family operated for more than 60 years before selling to Pulte in 2014. Pulte broke ground that summer and delivered homes in phases from about 2015 through 2018, and the neighborhood is now essentially built out, so most activity is resale. Compared with Woodridge's older 1970s and 1980s subdivisions, Timbers Edge reads as one of the town's most recent and higher-end single-family additions, a wooded pocket of larger two-story homes around a dedicated eight-acre park.
At a glance
Pulte two-story homes
Detached single-family homes, mostly two-story, generally 3 to 5 bedrooms, built by Pulte from roughly 2015 to 2018.
Eight-acre park
An eight-acre neighborhood park built by Pulte that honors the Ide family tree-farm history, with about an acre of preserved mature trees.
Tri-interstate access
Under a mile from I-355, under two miles from I-55, and about five miles from I-88, a clear commuting advantage.
District 66 and 99
Center Cass District 66 (Ide, Prairieview, Lakeview) for K-8 and Downers Grove South in District 99 for high school. Confirm by address.
Wooded homesites
Some lots back to woods or open space, a legacy of the former tree-farm setting Pulte emphasized.
Turnkey and built out
Modern open layouts in a small, effectively sold-out enclave, so resale inventory tends to be limited.

What it’s actually like to live here
Timbers Edge offers something relatively scarce in Woodridge: newer, larger single-family homes on a quiet, purpose-planned street grid rather than a 1970s-era subdivision. Because it was built out in the mid-2010s on a former Christmas-tree farm, the neighborhood keeps a wooded, established feel, with preserved mature trees, open-space lot lines, and its own eight-acre park at the center. For families who want a move-in-ready Pulte home with modern layouts and open kitchens, it is one of the town's more turnkey options.
Day to day, the appeal is location plus low friction. Residents are within a mile or two of three interstates, which makes commutes and errands genuinely easy, and a short drive from the Seven Bridges and 75th Street retail and dining. The neighborhood itself is calm and residential, oriented around the park and its own streets rather than through-traffic, and the light-touch HOA keeps monthly carrying costs down, though it also means no full-service amenities like a clubhouse or pool.
The honest tradeoffs: this is a car-first suburb. There is no Metra station in Woodridge, so rail commuters drive about four miles to Belmont or Lisle to catch the BNSF line. Property taxes are a real consideration, since Woodridge sits toward the top of DuPage County's effective-rate range and these are larger homes. And because the enclave is small and effectively sold out, inventory can be thin, so buyers set on Timbers Edge specifically may need patience and quick action when a home does list. School assignment should be confirmed for the exact address, since the area is served by two separate districts.
The questions buyers actually ask
Timbers Edge FAQ
The questions I get most from buyers shopping Timbers Edge. If yours isn't here, text 224-385-8779, same-day reply.
- How much is the HOA?
- Single-family homes are $32 per month.
- What does the HOA actually cover?
- A homeowners association with modest dues, commonly cited around $32 a month. At that level it generally covers common-area and entrance maintenance and the shared neighborhood park and open space rather than full-service items like exterior building maintenance or private trash. Confirm the current dues and exactly what is included with the association or a current disclosure packet before you buy.
- What are property taxes like?
- Roughly $14,000 – $20,000 per year, depending on home size and value. DuPage County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
- When was Timbers Edge built?
- Pulte Homes built the community between 2015 and 2018. Pulte Homes stopped new construction in 2018, so every sale today is a resale.
- What's the typical closing timeline?
- 30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
- Who built Timbers Edge and when?
- Pulte Homes built it on the former Ide Christmas Tree Farm. Pulte bought the site in 2014, broke ground that summer, and delivered homes in phases from roughly 2015 to 2018. The neighborhood is now built out.
- What kind of homes are in Timbers Edge?
- Detached single-family, mostly two-story Pulte homes, generally 3 to 5 bedrooms, with finished sizes ranging from roughly 2,300 square feet into the 4,000s once basements and options are included.
- Is there an HOA, and what does it cover?
- Yes, there is a homeowners association with modest dues (commonly cited around $32 a month). At that level it generally covers common-area and neighborhood park upkeep rather than full-service amenities. Confirm current dues and exactly what is included with the association before you buy.
- What schools serve Timbers Edge?
- Elementary and middle schooling is through Center Cass School District 66 (Elizabeth Ide K-2, Prairieview 3-5, Lakeview Junior High 6-8), and high school is Downers Grove South in Community High School District 99. Because the area straddles district lines and boundaries can change, confirm the assigned schools for a specific address with the districts.
- How is the commute from Timbers Edge?
- Very strong for drivers. It is under a mile from I-355, under two miles from I-55, and about five miles from I-88. For train commuters there is no Woodridge Metra station, so the nearest option is the BNSF line at Belmont in Downers Grove or Lisle, roughly four miles away, into Union Station.
- What do homes cost right now, and how is the market?
- It is an upper-tier neighborhood for Woodridge, and because the enclave is small and sold out, homes that come up tend to draw interest. Rather than quote a number that goes stale, check the live Market snapshot on this page for current prices, days on market, and available listings.

Joe knows Timbers Edge
Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.
When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
