About the community

A historic, architect-planned neighborhood on Wilmette's west side.

Indian Hill Estates is an established single-family neighborhood on the west side of Wilmette, one of Chicago's North Shore suburbs. Platted in 1926 and laid out by planner Philip Maher with curving, winding streets that broke from Wilmette's grid, it was built to high standards and reads that way today: mature tree canopy, deep setbacks, large rear yards, and a genuine architectural range from 1920s and 1930s period-revival homes to postwar ranches and recent custom rebuilds. Streets carry Native American names and the neighborhood borrows its name from the nearby Indian Hill Club. It is an upper-tier North Shore address served by Wilmette District 39 and New Trier Township High School District 203.

What it’s actually like to live here

Indian Hill Estates is the kind of Wilmette neighborhood people move to for the long haul. The curving streets, deep lawns, and towering oaks were designed almost a century ago to feel like an English park, and that intent still reads on the ground. Because the neighborhood was built to high standards with serious architects involved, the housing stock has real pedigree: Tudors, Colonials, and period-revival homes from the late 1920s alongside midcentury ranches and, increasingly, new custom rebuilds. The result is a streetscape with texture and history rather than repetition.

Day to day, the appeal is location without the noise of it. The Metra Union Pacific North line and the CTA Purple Line put downtown Chicago within a manageable commute, the Edens is a few miles west for drivers, and Lake Michigan, Gillson Park, and Wilmette's village center are close by for weekends. Families are a core of the buyer pool, drawn by Wilmette District 39 elementary and middle schools and by New Trier, one of the most recognized public high schools in Illinois.

The honest tradeoffs come with any premium North Shore address. Cook County property taxes are high and are a real line item to budget for. The older homes carry both the charm and the maintenance that period houses bring, so buyers weighing an original home against a rebuilt one should scope condition carefully. There is no resort-style amenity package here; the appeal is the setting, the schools, and proximity to Wilmette's parks and lakefront. And as an upper-tier market with limited inventory, well-located homes can move quickly, so buyers should come prepared.

The questions buyers actually ask

Indian Hill Estates FAQ

The questions I get most from buyers shopping Indian Hill Estates. If yours isn't here, text 224-385-8779, same-day reply.

What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
Does Indian Hill Estates have a homeowners association or dues?
No mandatory dues-collecting HOA was found. Like most established Wilmette single-family neighborhoods, homes are governed by original subdivision covenants and Village of Wilmette zoning rather than an active HOA. Confirm through the listing and title work for any specific home.
What schools serve Indian Hill Estates?
Wilmette District 39 for PreK to 8 (elementary, then Highcrest Middle for grades 5 to 6 and Wilmette Junior High for 7 to 8) and New Trier Township High School District 203 for grades 9 to 12. The neighborhood most likely feeds Romona Elementary, but elementary assignment is set by exact address, so verify each home with the District 39 school locator.
How old are the homes, and are there newer ones?
Both. The original stock dates to the late 1920s and 1930s in Tudor, Colonial, and other period-revival styles, with postwar ranches and split-levels added midcentury, plus recent teardown-rebuilds and gut renovations. Build years span roughly 1928 to 2024.
What is the commute to downtown Chicago?
The Wilmette Metra station on the Union Pacific North line reaches Ogilvie Transportation Center in roughly a half hour on typical inbound trains. The CTA Purple Line also serves Wilmette, and the Edens Expressway (I-94) is a few miles west for drivers.
Are property taxes high?
Yes. As a Cook County North Shore community, Wilmette carries a high effective property tax rate, generally in the low-to-mid 2 percent range of value. The exact amount depends on a home's assessed value and exemptions, so verify a specific parcel with the Cook County Assessor and Treasurer.
What do homes cost and how is the market right now?
This is an upper-tier North Shore market, and pricing and pace move with conditions. Rather than quote a number that goes stale, see the live Market snapshot on this page for current median price, days on market, and active listings.

Joe knows Indian Hill Estates

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
