Waukegan is the county seat of Lake County and its largest city, sitting right on Lake Michigan about 36 miles north of Chicago. The waterfront is the heart of it, with a recreational marina and harbor, a sandy beach, and easy reach to Illinois Beach State Park just up the shore in Zion. Downtown is a genuine one, anchored by the historic Genesee Theatre, and green space like Bowen Park gives the city room to breathe. This is a warm, diverse, working city with deep roots.
Getting to the city is straightforward. The Waukegan Metra station runs the Union Pacific North Line south to Ogilvie Transportation Center in downtown Chicago and north to Kenosha, so a car-free commute is realistic. The Amstutz Expressway separates downtown from the lakefront, and drivers lean on Route 41 and nearby Interstate 94. Housing is where Waukegan stands out, with historic homes, established neighborhoods full of character, and lakefront proximity at prices far more attainable than most of the North Shore. For buyers who want Lake Michigan, a downtown, and a straight shot to the city without a luxury price tag, Waukegan is worth a serious look.

The school
Waukegan High School has been in operation for more than 150 years. It was established in 1870, with classes first held inside the pre-existing 1868 Waukegan Central School, and the first class graduated in 1874. After the original building was destroyed by fire in 1889 it was rebuilt, and growth led to the Senior School and Junior School that formed the Washington Campus. From 1905 the school was known as Waukegan Township High School. The Brookside Campus opened in 1974, and from the mid-1970s through 1990 the two campuses operated as separate schools, Waukegan East and Waukegan West, before merging back into today's single Waukegan High School.
Waukegan High School is a public four-year school serving grades 9 through 12 as part of Waukegan Community Unit School District 60, which educates roughly 17,000 students district-wide. The school operates on two campuses, with Brookside serving underclassmen and Washington serving upperclassmen.
Waukegan competes in the North Suburban Conference and through the Illinois High School Association as the Bulldogs. The boys basketball program is a point of civic pride, with a state runner-up finish in 2009 and a third-place finish in 2010. Over its long history the school has also won IHSA state championships in wrestling, boys track and field, girls golf, and baseball.

Thinking of selling?
Not a Zestimate. A real CMA from someone who's sold this neighborhood, knows the floor plan premiums, and can tell you which upgrades the buyer pool here actually pays for.
