Butterfield East offers the settled, lived-in feel of a true first-ring postwar suburb. The homes went up in a tight window in the early-to-mid 1960s, so the streets have the wide parkways, mature trees, and human scale that newer subdivisions spend decades trying to grow into. It is a neighborhood built around families and long-term ownership, with an unusually active volunteer culture: the Butterfield Homeowners Administration has served as the community's voice since 1961, running newsletters, alerts, and local events even though membership is entirely optional.

The tradeoffs are the honest flip side of that history. Because a large portion of Butterfield is unincorporated DuPage County rather than incorporated Lombard, some homes receive different police, fire, water, and road services than a fully in-village address, handled through the county, township, and service contracts. That arrangement works, but it means a buyer should confirm exactly which jurisdiction and providers apply to a given home. There is also no mandatory HOA, which many buyers love for the lack of dues and covenants, but which means no association-enforced upkeep standards or shared amenities.

Finally, these are older homes. Many are beautifully updated, but buyers should budget for the realities of 1960s housing stock, including original mechanicals, windows, and layouts on some properties. Property taxes, like everywhere in DuPage, run high. For those willing to inspect carefully and, in some cases, renovate, the neighborhood rewards them with location, lot size, and community that are hard to replicate at the price.
