How La Grange Highlands got here

A bit of history.

La Grange Highlands developed as a residential area in Lyons Township in the southwestern shadow of the older, incorporated Village of La Grange, which itself dates to the 1870s and was built up around the Burlington, now BNSF, commuter line. Unlike its incorporated neighbors, La Grange Highlands never organized as a village. It grew as an unincorporated subdivision of single-family homes governed at the township and county level rather than by a local municipal board.

As the postwar suburban boom pushed development south and west of the rail corridor toward what would become the I-294 and I-55 corridors, this pocket filled in with detached houses on generous lots, retaining a low-density, almost semi-rural feel relative to the denser village grids nearby. The community organized its civic identity through the La Grange Highlands Civic Association rather than a municipal government, and through shared institutions that crossed town lines, including La Grange Highlands School District 106 and the Pleasantview Fire Protection District, which is headquartered in the community. Because the area stayed unincorporated, it has retained its residential character to the present day.

Your local agent

Joe knows La Grange Highlands

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
