Timberwoods is a 158 home single-family subdivision in west Gurnee, north of Washington Street and west of North Almond Road. Cambridge Homes built it out from the late 1990s into the early 2000s, with the declaration recorded in Lake County in May 1997. The floor plans are large, running from roughly 2,671 to 4,300 square feet as originally marketed, and the streets carry a set of deliberate Beatles references, including Abbey Road, Penny Lane, and Strawberry Fields. Timberwoods Park, owned and operated by the Gurnee Park District, sits physically inside the subdivision at Old Walnut Circle and Cascade Way.

What it’s actually like to live here

Timberwoods reads exactly like what it is: a late-1990s Cambridge Homes neighborhood that has aged into its trees. The streets curve rather than grid, there are sidewalks on both sides, and the lots are generous enough that the large houses do not crowd each other. What makes the layout unusual is the park. Timberwoods Park sits physically inside the subdivision, at Old Walnut Circle and Cascade Way, with ball fields, a basketball court, a soccer field, and a playground, all maintained by the Gurnee Park District rather than by residents. For families that is the practical center of the neighborhood, and it is the reason the community functions without a private amenity package. The Beatles street names, Abbey Road and Penny Lane and Strawberry Fields, give the place a personality most subdivisions of this vintage do not have.

The association is the second thing worth understanding, and it cuts both ways. Assessments are $270 per home for the entire year, which is close to nothing, and the association is candid on its own website that it exists solely to maintain common areas. It does not review your paint color, it does not require approval for a new roof or a fence or solar panels, and it does not police your lawn. For a buyer who has lived under a restrictive association, that freedom is a genuine selling point. The honest flip side is that exterior consistency here depends on neighbors caring rather than on enforcement, and a buyer who wants the guarantee of a rules-heavy community will not find it. There is also no pool, no clubhouse, and no gate, so recreation runs through the Gurnee Park District, which is well funded and close but is a public system shared with the rest of the village.

The tradeoffs beyond that are the Lake County tradeoffs. Effective property tax rates in this part of Gurnee sit in the mid to high 2 percent range of market value, which is a real line item and the first thing a buyer coming from out of state should be ready for. Commuting is the other honest caveat, because Gurnee has no Metra station. The nearest platform, Washington Street in Grayslake, is only a few miles straight west on the same road the neighborhood fronts, but it sits on the North Central Service, which runs weekdays only with no weekend service. A daily downtown commuter is usually better served driving a bit farther to the Grayslake or Libertyville stations on the Milwaukee District North line. Balanced against that, I-94 access via Grand Avenue is quick, and the houses themselves are now roughly a quarter century old, so some have been fully updated while others still carry original kitchens, roofs, and mechanicals.
