About the community

An established, family-oriented Westfield community in west Gurnee.

Southridge is a settled single-family subdivision on the west side of Gurnee in northern Lake County, laid out off Washington Street between Hunt Club Road and Milwaukee Avenue and built out primarily by Westfield Homes from the late 1980s into the early 1990s. It is a mature tract neighborhood of roughly 214 detached homes on curbed and sidewalked streets, with streetlights, mature landscaping, and its own neighborhood park. Westfield offered a wide model lineup here, so the streets mix two-story and ranch-style houses in a range of sizes, which keeps the neighborhood attainable for the area while still offering real square footage for move-up families.

What it’s actually like to live here

Southridge suits buyers who want a settled, unpretentious Gurnee neighborhood with genuine square footage and a family feel. Because Westfield built a wide range of models here, the community mixes move-up families and long-term owners on quiet, walkable streets, and Southridge Park gives kids a place to play without leaving the subdivision. Everyday needs, from groceries and big-box retail to the Gurnee Mills complex, are a short drive away on the Hunt Club and Grand Avenue corridors.

The location is a car-first, highway-convenient one. I-94 and Route 132 make trips to O'Hare, the northern suburbs, and the Wisconsin border straightforward, which is a real plus for drivers. The honest counterpoint is transit: Gurnee has no Metra station, so anyone commuting downtown by rail has to drive to an out-of-town platform first, which lengthens the door-to-door trip compared with a rail-adjacent suburb.

The other tradeoffs are the ones common to this pocket of Lake County. Property-tax rates are high, so the monthly cost of ownership runs above what the purchase price alone suggests, and buyers should underwrite taxes carefully. The homes are now more than thirty years old, so roofs, mechanicals, and finishes vary widely from house to house and inspection matters. And proximity to the Gurnee Mills and Six Flags corridor means convenient shopping but also seasonal and weekend traffic on the main arterials.

The questions buyers actually ask

Southridge FAQ

The questions I get most from buyers shopping Southridge. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
Southridge has a mandatory homeowners association with modest dues by suburban standards, covering neighborhood administration and common-area and entrance upkeep rather than resort amenities. The exact current assessment, billing schedule, and covered items should be confirmed from the association's own documents. Request the current covenants, bylaws, and assessment schedule for the specific home.
What are property taxes like?
Roughly $8,000 – $14,000 per year, depending on home size and value. Lake County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was Southridge built?
Westfield Homes built the community between 1987 and 1993. Westfield Homes stopped new construction in 1993, so every sale today is a resale.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
When were homes in Southridge built, and who built them?
The neighborhood was developed primarily by Westfield Homes and built out from roughly 1987 into the early 1990s, with about 214 detached single-family houses on the west side of Gurnee.
What kinds of homes are in Southridge?
Detached single-family homes only, a mix of two-story and ranch-style plans generally in the 1,500 to 3,000-plus square-foot range, mostly 3 to 4 bedrooms with attached two-car garages.
Is there an HOA, and what does it cover?
Yes, there is a mandatory homeowners association, and dues are modest relative to amenity-heavy communities. Request the current covenants, dues schedule, and inclusions during due diligence, since the exact figure and coverage should be confirmed from the association's own documents.
What schools serve Southridge?
Elementary and middle grades fall under Woodland Community Consolidated School District 50, which uses a district-wide campus model rather than neighborhood attendance zones, and high school is Warren Township High School District 121. Because Gurnee is split among several elementary districts, confirm the exact assignment for a specific address with both districts before relying on it.
What do homes cost, and how is the market right now?
Prices and market conditions change over time, so rather than quote a number that will go stale, check the live Market snapshot on this page for current pricing, inventory, and how quickly homes are selling. As a general characterization, Southridge tends to be mid-market and relatively attainable for Gurnee.
Can I commute to Chicago by train from Gurnee?
Not from within Gurnee, since the village has no Metra station. Rail commuters usually drive to a nearby station such as Waukegan on the Union Pacific North line or Grayslake. For driving commutes, I-94 and Route 132 are close by.

Your local agent

Joe knows Southridge

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
