About the community
Frankfort Square is a large, established residential subdivision in the Frankfort area of Will County, roughly 45 miles south of downtown Chicago, west of Harlem Avenue and north of Lincoln Highway (Route 30). It straddles two jurisdictions, part inside the Village of Frankfort and part in unincorporated Frankfort Township. Developed primarily from the early 1970s into the early 1990s, it is one of the older and larger platted subdivisions in the area, with Frankfort Square Elementary opening in 1973 and the Frankfort Square Park District incorporated in 1974. The result today is a mature, tree-lined, owner-occupied community rather than a new-construction development.
Established 1970s and 1980s homes
Mostly single-family homes built from about 1972 into the early 1990s, commonly 1,000 to 1,700 sq ft, plus sections of townhomes and condos.
Award-winning park district
The Frankfort Square Park District won the National Recreation and Park Association Gold Medal in 2007, with 27 parks across more than 500 acres.
Square Links Golf Course
A district-owned 9-hole course with a Toptracer driving range, an 18-hole natural-grass putting course, and short-game practice areas.
Summit Hill and Lincoln-Way schools
Served by Summit Hill District 161 for elementary and junior high and Lincoln-Way District 210 for high school. Confirm the assigned schools by address.
Splash park and winter recreation
A summer splash park for young children, plus outdoor ice rinks, a lighted sledding hill, a dog park, a skate park, and disc golf.
Value versus newer Frankfort

Frankfort Square offers a lot of house and a lot of recreation for the money, which is its core appeal. Homes here were built for families in the 1970s and 1980s, so lots are generous, streets are mature and shaded, and the price of entry sits well below Frankfort's newer subdivisions. The standout is the Frankfort Square Park District, a Gold Medal system with 27 parks, more than 500 acres, miles of connected paths, a splash park, dog park, skate park, disc golf, winter ice rinks and a sledding hill, and its own Square Links golf course with a Toptracer range.
Schools anchor the decision for most buyers. The area feeds Summit Hill District 161 for the elementary and junior-high years and Lincoln-Way District 210 for high school, both of which carry strong local reputations. Commuters get I-80, Route 30, LaGrange Road, and I-355 within easy reach, plus Metra SouthWest Service stations nearby for a rail option into Chicago, and Silver Cross Hospital in New Lenox is close for healthcare.
The honest tradeoffs are home age, taxes, and the lack of a single HOA. These are older homes, so buyers should budget for updated kitchens, baths, roofs, and mechanicals, and square footage on the smaller plans is modest by today's standards. Will County effective rates run in the high-2 percent range, which can surprise buyers even when the purchase price looks affordable. The neighborhood is not a gated, single-HOA community, so architectural rules vary block to block, and the townhouse and condo pockets carry their own dues while most detached homes do not.
