Historic downtown Crystal Lake has the restaurants, shops, and events; Route 14 and Route 31 handle the driving; and the town's namesake lake plus the Three Oaks Recreation Area give it a genuine summer waterfront scene that most inland suburbs cannot match.

For commuters, Crystal Lake is unusually well served: it has two Metra stations, the downtown Crystal Lake station and the Pingree Road station, both on the Union Pacific Northwest line into the Ogilvie Transportation Center in Chicago. Building new this close to a train line is rare in McHenry County, and it is a big part of what makes this site stand out from newer subdivisions farther from the rails.

On schools, a Crystal Lake address here is expected to be served by Crystal Lake Community Consolidated School District 47 for elementary and middle school and Community High School District 155 for high school, the same well-regarded districts that serve much of the area. Boundaries are set by the districts, so confirm the exact assignment for the parcel before you buy, and I will publish the confirmed schools here once they are set.

You are allowed, and smart, to bring your own agent to represent your side, and in almost every case it costs you nothing, because the builder has already budgeted a co-broke commission into the deal whether you bring an agent or not.

The catch is timing. Most builders, Pulte included, require your agent to register you on your very first visit. Walk the models alone first and come back later with an agent, and the builder can refuse to recognize them, and you lose your representation. So get connected with a buyer's agent before you ever set foot in the sales trailer, then have them register you and guide you through contract, lender, inspections, and the final walkthrough.
