Villas of Fair Oaks is a small new-construction duplex community at the northeast corner of Lies Road and Fair Oaks Road, in the far northwest corner of Carol Stream. Pulte Homes built 32 units in 16 buildings on about 9.19 acres, using its Landings Series ranch duplex product, after the village board approved the subdivision in June 2024 on land annexed only months earlier. The two streets inside it, Preserve Drive and Quarry Court, are literal references to the setting: the 713-acre West Branch Forest Preserve sits directly across Fair Oaks Road, and West Branch contains the 40-acre Deep Quarry Lake. The community is sold out, so everything on the market now is a resale. It was designed and marketed for downsizers and empty nesters, with first-floor primary suites standard and the exterior work handled by the association.

What it’s actually like to live here

Villas of Fair Oaks is a deliberate answer to a specific problem: the DuPage County homeowner who raised a family in a 1970s or 1980s split-level, is done with the stairs and the snowblower, and does not want to leave the county to solve it. Thirty-two attached ranch homes, one main-floor primary suite, an attached two-car garage, and an association that handles the outside. The village pursued the project on purpose, framing the approval as a way to let longtime residents age in place, and that intent shows in the product. This was never priced or laid out as a starter community.

The setting is better than the address suggests. West Branch Forest Preserve sits directly across Fair Oaks Road: 713 acres of prairie, wetland, floodplain forest, and two deep former quarry lakes with fishing piers and permit boating, and its trails connect north into Hawk Hollow and onward into a regional network. Living across the street from that is a different experience from living in an interior subdivision, and it explains the street names. Everyday errands are a mile north on Army Trail Road, where a Costco, a Jewel-Osco, an ALDI, and a run of restaurants sit within a few minutes. Central DuPage Hospital is about five miles south in Winfield, and the park district's Fountain View Recreation Center, with an eight-lane indoor pool and a full fitness floor, is the practical winter amenity for people who bought a home without a basement gym.

The tradeoffs are worth stating. This is a duplex, which means a shared wall and a neighbor you did not choose, and the maintenance-free pitch comes with a monthly assessment that was set by the builder during sell-out and typically resets once homeowners take over the board. There is no clubhouse, no pool, and no gate inside these 32 units; the amenity is the forest preserve and the park district, not the association. The location on the far northwest edge of the village buys quiet and open space but puts every Metra station a drive away rather than a walk. Base plans are compact, so the homes that live large are the ones where the original buyer paid up for a loft, a sunroom, or a basement, which means inventory here is not interchangeable. And because everything was built in 2024 and 2025 on land that was vacant until then, the property tax picture is still settling, and a buyer who anchors on the first bill will be unpleasantly surprised by the third.
