About the community

A mature, wide-ranging subdivision on Algonquin's west side.

High Hill Farms is an established single-family subdivision on the west side of the Fox River in Algonquin, in the McHenry County portion of the village (not the Kane County side). It sits along Illinois Route 62 (Algonquin Road) just east of Randall Road, roughly 40 to 45 miles northwest of downtown Chicago. Homes were built by United Development beginning in the mid-to-late 1970s and filling in over the following decades, so the neighborhood is a mature, fully built-out community whose core dates to the late 1970s and 1980s with later infill. The anchor neighborhood elementary, Neubert Elementary, opened in 1979, which corroborates the origin. Character is classic mature-suburban: curved streets, mature trees, established landscaping, and a genuine mix of home vintages and sizes within one connected subdivision.

What it’s actually like to live here

High Hill Farms offers the kind of settled, unpretentious suburban living that a neighborhood only earns with age. The streets have mature canopy, established lawns, and sidewalks, and the housing stock ranges from modest three-bedroom homes to larger four- and five-bedroom houses, so the community tends to hold a real mix of first-time buyers, move-up families, and long-tenured owners rather than a single demographic. Its position just off Route 62 and a few minutes from the Randall Road corridor is the practical heart of the appeal: groceries, Algonquin Commons, restaurants, and everyday errands are close, and I-90 access to the northwest-suburb job centers is a straightforward drive.

The trade-offs are honest ones. Algonquin and McHenry County carry some of the higher effective property-tax rates in the country, which is the standard cost of the well-regarded District 300 schools and local services, so buyers moving from lower-tax areas should budget for it. Commuters to downtown Chicago should also go in clear-eyed: there is no Metra station in Algonquin itself, so a rail commute means first driving to Crystal Lake, Pingree Road, or Cary on the Union Pacific Northwest line.

Because the homes largely date to the 1970s through 1990s, condition varies widely from house to house, and a well-updated home and a largely original one can sit on the same block, so inspection and a realistic renovation budget matter more here than in a newer subdivision. For the right buyer, though, the value proposition is strong: an established, tree-lined neighborhood with a real range of home sizes, solid schools, and top-tier retail and highway access, generally at a more attainable entry point than Algonquin's newest construction.

The questions buyers actually ask

High Hill Farms FAQ

The questions I get most from buyers shopping High Hill Farms. If yours isn't here, text 224-385-8779, same-day reply.

What does the HOA actually cover?
A homeowners association exists but dues are nominal, with third-party data listing roughly $25 a month. A fee at that level typically covers only basic association administration and common-area or entrance upkeep rather than a full amenity package. Confirm the current dues, billing frequency, and what they cover with the seller's disclosure or the managing association at contract.
What are property taxes like?
Roughly $8,000 – $13,000 per year, depending on home size and value. McHenry County assessor records are the source of truth. Happy to pull a specific bill on any home you're considering.
When was High Hill Farms built?
United Development built the community between 1978 and 1998. United Development stopped new construction in 1998, so every sale today is a resale.
What's the typical closing timeline?
30 to 60 days from accepted offer to keys. Cash deals can close in two weeks. Conventional financing is usually closer to 60.
What county and school district is High Hill Farms in?
It is in the McHenry County portion of Algonquin and is served by Community Unit School District 300. Algonquin as a village straddles McHenry and Kane counties, but this subdivision sits in McHenry County.
Which schools would my children attend?
The primary feeder pattern is Neubert Elementary (K-5), then the middle grades and Harry D. Jacobs High School under District 300. Neubert's district page names Westfield Community School as its primary middle-grade feeder, while some sources list Algonquin Middle School, so confirm your specific home with the district's school locator before you rely on it.
Is there an HOA, and what does it cost?
Yes, there is a homeowners association, but dues are modest (listed around $25 a month by third-party data). A fee at that level typically covers basic administration and common-area upkeep. Confirm the current amount and what it covers with the seller's disclosure at contract.
What kinds of homes are in High Hill Farms?
Detached single-family homes only, in a wide catalog of United Development floor plans from roughly 2 to 5 bedrooms. Living area spans from around 1,300 square feet on the smaller end to about 4,600 square feet for the largest models, in two-story, split-level, and ranch styles.
How is the commute to Chicago and the suburbs?
By car it is quick to the Randall Road corridor and to I-90 for the northwest suburbs, O'Hare, and Chicago. There is no Metra station in Algonquin, so rail commuters drive to the nearest Union Pacific Northwest line stations in Crystal Lake, Pingree Road, or Cary.
What do homes cost here and how is the market?

Your local agent

Joe knows High Hill Farms

Most agents will list anything. I focus on the places I actually know, and the things that move value here don't show up in the MLS write-up: which streets and buildings hold demand, what the HOA or assessments really cover, how the comps read once you account for condition and location, and where buyers consistently want to be.

When you're ready to tour or list, you want someone who has read the last 50 closed comps in this specific market, not a national average, and can tell you what they actually mean for your price. That's how I work. Text or call any time, and I'll give you a real take, not a brochure.
